2.  Price.  The amount of money they were asking for those Torrey homes was INSANE.  They added close to $500k to homes that, in my opinion, Standard Pacific did a better job on anyway in Greenwood.
3.  Kids playgrounds.  Splash park plus the big playground across the street that is opening in a week or so.

Again these are my opinions, but when I look to buy, I take into account 2 major things: Price and Location.  And for that, Greenwood wins.

Tustin > Irvine?  Enough said.

You guys are funny.  You do realize that on the other side of Jamoree is your beloved Irvine, right?  You make it seem like Greenwood is being built in the ghetto or something.

Yet it's priced much less no?  There is a difference.  You drive around an Irvine community.. big trees.. nice layouts.  You don't get that in the Tustin Green wood communities.  I'm not going to go all butt crazy about Irvine being better.. but it's in the price.  If you find better value being in Greenwood, that is great for you.  I find better value in HB closer to the beach than Irvine but my wife does not see it that way.  ;)

2.  The schools will change once the new ones are built.  Fo us, we have a baby so don't really care at this time, but they better be ready in about 5 years!

It's an investment my friends.  Many years down the road, I am sure Greenwood will be very desirable once all that land is built up.  I just can't stomach paying $1.6M for a house in Torrey, for example, just to have an "Irvine address".  Not worth it to me, but if it is for you, then by all means.  I just think Tustin Legacy will be the newer version of Tustin Ranch, and we all know that Tustin Rach is a nice community with good schools in TUSD.  I'm putting away my sword and extending a virtual handshake.  :)

The greenwood location works for the commutes and gotta love the prices (in comparison to Irvine) but hard to make a $1.5M-$1.6M "investment" there (for Stafford including upgrades, etc).  The lower priced stuff - Huntley and Sheldon def makes sense.  Haven't seen Crawford yet....

My 2cents:

I went on Sunday and it was way too hot.
- I wasn?t impressed by a lot of the floor plans. These houses have bigger lots but instead of making the great rooms and kitchens bigger, they made the backyards the selling point.
- Amber model in Silvermist: If I?m expected to pay $1.5M for a house, I want to be impressed right when I open the door. Instead, I was greeted by a wall. The left side of the house was so incredibly dark. Two of the rooms had one tiny little window and no sunlight. The high ceiling didn?t help because the light doesn?t make the room bright either. Also, their laundry room lights were broken. Perfect for vampires.
- Nolan at Ellwood: Love the modern look and the rooftop deck but what is with low ceiling and narrowness at the stairs? I?m really short and even I felt claustrophobic walking up.
- Besides Ellwood, most other homes are still available.
 
Beacon Park looks and feels a lot like Pavilion Park, which is a good thing. It's not flat nor on a square grid, and therefore more appealing than Stonegate.

Everything in Stonegate looks the same from the $1M+ to the detached condos. Its not good for Stonegate to be next to PP or BP. People in Stonegate will realize how TIC has pulled the wool over their eyes.
