Fat chance. If T.J.'s won't even put one in F.R. after numerous requests, saying it's too close to Woodbury 8 mi. away, then they're not going to put one in the G.P.
The other one in Irvine isn't that far from Woodbury town center. I think they are just blowing smoke. That said, no, they aren't going to put a TJ's in the base camp though. Sprouts would be nice and far more feasible (given distance to one in Marketplace / Westpark areas).

No need for a TJ.. but something!  and a place I can get some quick eats.
 
I was just at the Anaheim Packing District this weekend and kept thinking that it would be just awesome to have something like that near us... has there anyone heard any news or updates on this?

It's TRADE near Michelson, not CRAVE.

Retail rehabs are becoming increasingly popular after the success of the Lab, Camp, Packing District, etc. TRADE used to be a boring indoor food court, now it's pretty great. In fact too popular for its own good. But lessons will be learned for the future.
 
They need to also do these food halls in more residential areas.

Woodbridge Village would have been a good candidate for that... or where ZionMart (formerly known as Farm Direct?) is over in University Park.

Great Park could use something like that... a retail/food destination.

Great Park food hall and retails is in the work, as we speak.
 
Has TIC ever done a food hall?

Union Market is at the District which is owned by Vestar
TRADE is at 2222 Michelson which is owned by Lincoln

I get the impression that TIC is very conservative, which some people like and some people do not.

I have never seen a food hall in a location that doesn't have a lot of jobs as well. I think it's a tougher sell in a less dense area. But what do I know, I'm not in commercial RE.
 
Has anyone heard anything else on Base camp? it's been quiet..

On a separate note they opened The Pools a week or so ago and its been pretty cool so far.. very nice park..
 
A few months ago, Five Point submitted a proposal to the city to amend their plans for  District 1 - South (Base Camp). The new proposed plan includes the following:
commercial development (262,000 sq ft), office (58,000 sq ft), research and development (123,000 sq ft), a hotel with 152 rooms and and 588 housing units!

Other changes: Proposal for undeveloped Parasol Park area (I wonder if this development will be on the empty land that is between Carmine St. and Great Park Blvd)(Tract 17877) and Base Camp area (Tract 17368).

?This application builds upon a portion of previously approved Amended Vesting Tentative Tract Map 17368 (AVTTM 17368) and a portion of approved Vesting Tentative Tract Map 17877 (VTTM 17877) and reflects refinement in the master planning for the commercial component and neighborhood development. The proposed Master Plan consists of total of 252 mixed-use attached residential units and 44,810 square feet of community commercial space.

The Master Plan contemplates a community commercial component that will be complementary to the neighboring residential developments. The residential portion introduces a new product intended to create a true residential / commercial mixed-use neighborhood.?

Wow! Thanks for the updates IHS3000!! Based on the amended plan, how long does it normally take for the city to approve Base Camp and FivePoint to begin construction.  The land is finally graded and the Ice Facility is scheduled to open on 11/1 so they're going to need that retail soon.  Thanks again!

I have not heard anything from the city about the amended plan of Base Camp since this past fall. A few weeks ago, one of the Great Park home builders told me that Five Point would likely start Base Camp construction this fall, but the builder did not provide any information about the proposed homes at Base Camp. I agree, Five Point will need the retail soon especially with the opening of the new sports park phase in a few months (baseball, softball and other fields).

Btw: Last August, during the grand opening of Great Park - Sports Park Phase 1, Fivepoint projected their vision of Base Camp near the new 1 acre playground. The projected Base Camp vision included a Live - Work feature.

?And the at the Great Park neighborhood in Irvine, we are currently processing our plans for Base Camp. Base Camp is our mixed use village which will include approximately 500,000 square feet of office and lifestyle retail space with an emphasis on food and beverage, hotel and residential. Base Camp will be developed next the Great Park Sports Complex that sits within the larger Orange County Great Park which will be almost twice the size of Central Park in New York upon completion.?
