Actually first move-in for the Knolls is this Friday.    ;D

We're on Bell Canyon Drive, in The Estates. Lot sizes were really important to us, since we were moving from an almost half acre corner lot in FL. The first house we ever saw was in Aliso Viejo, and we almost fainted at how tiny the backyards are there (and in Irvine).

Dove Canyon is nice - it was actually our first choice when we were looking at homes, but after making the commute to Irvine a few times it was a non-starter, just too far away. If you don't need to be in Irvine often, Dove Canyon is a great choice.

Yeah if you had to go from Dove to Irvine airport area that would be a hike in traffic everyday.  I did it this morning in 20 min at 5:30 AM with no traffic but that is not peak traffic obviously.  Yes,  you do need to toll road it most of the time unless you want to spend a lot of time at lights.  It all comes down to what you value though.

is that at rush hour? my wife's old office in irvine was by the airport. when we lived in woodbury it would take her about 20 minutes to get to her office. doesnt it take 14 minutes just to get to the 405 using alton from baker ranch  ;D

Might also be for The Knoll move-ins as well (had a client that closed on one this week).

This was second biggest lot size for Knolls. Corner and know one behind this home.
I came to know this was sold with first call the person in the priority list.
Ok, but having a 500-700sf larger lot with no neighbor behind you is not worth $70k....if it had a driveway with those things then maybe.

If some people don't have kids or kids are not ready to school. They don't need to consider staying in Irvine as a priority option.
Or some people don't like living in Irvine again.
I guess same as Orchard Hills that is on the Hill as well.  Maybe this is another bonus.
For the young couples or small family, maybe this is a good deal without MR. (Mortgage + property tax + MR + Insurance + bills) per month... they are a lot.
Some people told me Shea Home is better quality and taste on standard (option). People don't need to spend that much on upgrade.  They also said the upgrade options are much better than Irvine Pacific.
