Baker Ranch in Lake Forest / Foothill Ranch

NEW -> Contingent Buyer Assistance Program
The Unicorn Bagels are a stunt. They push a run of Green Bagels for St Patrick's, or purple and gold for the Lakers. I was surprised to see the 3 Yelp star for them. It's difficult to get a seat on the weekends - a good sign in my book.

Yelp review is often stupid...people freaking out over "bad service" or that the food is too salty or not salty enough.  You really have to read the reviews.

Bagels & Brew deserves the credit. They have been running a great business for years in Lake Forest.

Whaaaa?  I went to this place 2 or 3 times in 2017 and each time they had gnats or flies inside the restaurant, it was pretty gross.  I thought it might have just been a fluke the first time but went back and same thing, not just one fly but literally was shewing away gnats and one landed in my salad that I couldn't find so had some extra protein.

Maybe it was a coincidence multiple times but I'm not going back to find out.

I don't remember InNOut and Metropolis night club existing at the same time. I think it was Twoheys during that time. And I forget, was the club before the clothing store or after (I think they were both named Metropolis)?

Bonus points to who knows what the Taco Bell used to be. And I think Chik-Fil-A was multiple things prior too.

Since I'm probably one of the few here that have been in Irvine the longest, I disagree. I think Irvine evolved into what it was master planned to... a large urban community with mixed housing for families, professionals, elders and college students. Combine that with 2 large business areas (IBC and Spectrum), shopping and dining... and you have one of the best (if not *the* best) cities in the OC that has almost every other one beat on location, safety and education. Close to major freeways, short drive to the beach or the snow, between LA and San Diego... next to Disneyland, not too far from Vegas... and weather that's not too inland hot or too beach-foggy.

Liar Loan probably won't fess up to where he lives maybe due to anonymity and the fact that if we did a comparison, most of us would find his city lacking... but this *is* TalkIrvine. It would be like Panda defending Johns Creek... there just is no comparison.

Metropolis and In n Out were definitely both in operation at the same time, so I must have you beat when it comes to vintage Irvine knowledge.  ;)

It's funny you should tout Disneyland when Irvine used to have its very own amusement park: Lion Country Safari!!  That is my first memory of Irvine, as a 5-year old riding the school bus through Lion Country Safari and scared out of my mind that a rhinoceros was going to rip through the bus and kill me.  :D

It's not just the shift towards high density homes that ruined Irvine, but the elimination of these types of cultural institutions.  They've prioritized squeezing every dollar out of the land over creating a more vibrant place to live.  There is no more Irvine Meadows and no more Wild Rivers.  Instead we got a big orange balloon in the middle of a weed patch.

I struggle with Baker Ranch pricing.  Within Lake Forest, you have Lake Forest Keys which is closer to Spectrum than most of Irvine and you get way more for your money than you get in Baker Ranch.  Imagine 5-10 minutes from Spectrum and a lake and boat.  Its mainly older people but that is changing drastically.  We picked up a house in this hood last year and I keep trying to convince my wife to move from WB!

This one just closed and is on the higher side but check out the view:https://www.redfin.com/CA/Lake-Forest/21792-Tahoe-Ln-92630/home/4822409

Wow, that was a pretty successful flip.  That area is crap though, driving through that community feels so old and dingy.  Woodbridge is probably not much younger but the feeling between the 2 communities is night and day.

Majority of people spend the $$$ on the side facing the lake.  Its an entirely different experience seeing the houses from a boat.  Its all dock appeal and not curb appeal.

This is the house we picked up.  I would trade my WB house any day of the week for this place but my wife is die hard Irvine.  Yes the grass isn't as manicured as Irvine or Baker Ranch but having your own dock, a boat to relax in, and a sense of space while sitting in your family room or master is well worth some brown spots on the HOA grass.

More than you would think.  The big challenges were opening up the house with just the architect, engineering, and permit fees costing over $10K.  Adding the third bathroom also cost a lot more than I thought it would be.  They had to trench the slab but I think a 3.5 bathroom is way better than 2.5 bathroom.

PM me if interested in this house.  I spent many days there during the remodel and know it inside and out.

Nice pick. Tasteful upgrade and the view is a killer. You should have no problem with this one.

Smart choice.  Irvine is a sinking ship.  You will be well clear of the homeless shelters there.

Any BR people checking this thread? We're in escrow and excited to move in this fall.  Would love to get any thoughts, impressions of the area. Coming to OC from LA. Thanks in advance!

Congrats!  Are you moving in to Bristol?  I'm down the street at Crestline.  Moved in a little over a month ago from Irvine, so not as much of a change as it will be for you I'm sure.  I love the area; all the shopping essentials are in Foothill Ranch or nearby Mission Viejo, RSM or down the street in Irvine.  Neighbors are all really nice, a lot of them are from Irvine.  Lot of helpful people in this forum as well!

We actually bought a resale in Ridgewood. We looked at a few places in irvine,  but ultimately got hung up on waiting money on mello roos. The community also feels a bit younger and more active. Are the monthly events well attended? I think it's concert in the park this month.
