Hello everyone! After a long search for homes in Irvine and having been effectively priced out, it looks like we will be going with a new townhome at the Rowe. Does anyone have any updates on any new developments at Baker Ranch? Do those of you who live there still enjoy it/recommend it?

Hi there!  I have a house at Baker Ranch and think it's a great place to live.  It's also easy to rent out if that day comes for you.  It's one of the closest new builds to Irvine w/ out mello roos so you won't be adding much to your commute if you work in north OC.  There's lots of parks and pools and the neighbors are all really nice in my experience.  I think it's a good place to raise a family.  The floor plans at the Rowe are nice too.  Last time when I checked, I think it's almost completely built out. 

I've lived in TIC properties (previously had a condo in Irvine) and I'm done paying for MR's for a home which is why I went with Baker Ranch. If you like new, I think Baker Ranch is the best bet but there are some older parts of foothill ranch/lake forest/Mission Viejo/Ladera which is probably only an extra 10 min drive from Baker Ranch you can look at which may be less per/sq ft. Good luck w/ whatever you choose.

Recently married - both of us making six figures. We do not come from money though so we have no family/relative help for down payment etc. At all. :( We can't compete with FCB buyers - we put in an offer on a stonegate townhome a few days ago and ended up hearing back from the agent that they received 13 other offers.

Sorry to hear that. Well at least the both of y'all in the six figures. Anyways, what's your budget and how many bedrooms you want? List your must-haves and cannot live without. Maybe the TI folks can find something for you here. Many listings are not on MLS.  We REALLY want you to be in Irvine.  ;D
Thank you!! It has really been a depressing/traumatizing experience. We are pretty much about ready to give up. Our budget is somewhere in the $700-$750k/range. We were hoping to buy a 3 bedroom in Irvine that we could live in...forever. We are not even really very picky - we do not need a huge lot. We are totally fine with a townhome (although ideally not a tri-level townhome). We almost bought a two bedroom at Willow last year but decided against it as it was literally right next to the toll road.

Thank you! That is really nice to hear. There's a new phase release for the Rowe this Saturday so we are expecting to get a call. We are also on the priority list for Bristol but those are pushing $800k.  :o

What about everyone?s favorite value village- PS?  There?s got to be 3 bedrooms in the 700s there.

If you want a 3 bedroom townhome for under $750K, you have options in West Irvine (Sheridan Square Community). USCTrojan has had a couple in the past 6 months that he sold in that neibhorhood.  Low mella roos and reasonable HOA (for townhome). Northpark has similar units and even Woodbury I think you can be in the range on the 3 bedroom (depending on size). Sq footage of the West Irvine / Northpark one's I'm referencing around a little less than 1700 square feet.

Thank you to everyone for your responses! We'd love to live at the Great Park but we are concerned about the possible contaminated soil there (I guess we are pickier than I thought?)

Delano plan 1 sounds great but I was under the impression they were sold out?
