don't worry about missing the bottom.... it is so big and wide that you won't be able to miss it. when you see 12 month of price neither going up or down then you know you got something......... no need to do fancy calculation and all that hard math. just use your common sense.

Just several years ago, people couldn't believe that the median would ever get to 500k. Then it challenged all reasons and surpassed 600k. I think it will fall back to 400k. A little pricey, but well within reason. I don't think a mortgage will ever drop below rent. Speaking of which, has it ever??
 
I recommend the area in North Santa Ana several blocks north of 17th St, between Bristol and Grand. You might find homes with big yards between $550,000 and $2.64 million. www.sevengables.com and property search link and type in zip 92706. Gangs know to stay away from the turfs of Judges and Attorneys. Police are encouraged to take naps under tree canopy there.
 
I can't never see his eyes behind the sun glasses. I think his eyes were shut but the radar gun was proped on the dashboard like he was aiming at me. I drove pass by at 50 in a 25 mph zone but I was not pulled over. May the the Zen meditation included forgiveness.

<p>It did for us back in 1993 when we bought our first house. We were renting a 800-sq ft, one-bedroom, one-bath house for $600 per month. We then bought a 2000 sq ft house - three bedrooms and two baths (big kitchen). Our mortgage was only $800 per month. </p>
 
CM Dude, Hello from a fellow Costa Mesa-ite. Based on Professor Shiller's graph, I do not see prices returning to sane valuations here in California for a very long time. People have been drinking kool aid for a decade, so it is highly unreasonable for the kool aid to evaporate in a year's time. Texas here I come :)
 
Speaking of judges in Floral Park. A few months ago, a lady judge was robbed while taking in her grocery. And according to the newspaper, the robber was nabbed 15 minutes later while in Long Beach. The commute from Floral Park to LB is 25 minutes away. That's quick justice for you.

<p>That is exactly the key for defensible neighborhoods. Make it hard to get in. Many Urban cities are employing bollards and barrier to bring safety back to the neighborhood. Surrounding neighborhoods are Fisher Park and Park Santiago over shadowed by Floral Park. The residents knew the trick to get in and out. Burglars do not like tricky streets. I am a freak regarding safety and I feel safe driving through these neighborhoods.</p>

<p>When the Police is motivated he will find the robber. There are cameras situated at the major public intersections outside of Floral park that record every passing cars and their plates. 17th and Broadway, Bristol and 17th, Memory Lane and Bristol. You can't leave the neighborhood without passing through any one of these major intersections. There are secret camera locations inside the neighborhoods as well. Almost all criminals were caught immediately so do not mess around in neighborhoods where judges, attorneys and Politicians live. They sign the Police payroll checks too. </p>

<p>The last "peak" was in 1989. The current bubble hit that "peak" level in 2000. I'll take 2000 valuations! Heck, I'll take 2002 valuations! The Register profiled a beautiful SFR that sold for $260,000 back in 2000 and sold for $700,000 in 2006. Bring on 2000 prices, even adjusted for inflation, and I'll be happily mowing my new eastside lawn.</p>

Gang turfs are south of 1st street between 1st and Warner bounded by Grand and Bristol. There is a rental pocket immediately south of 17th street that experienced more domestic violence than gang problems. Gangs do not congregate near Police and County Jail headquarters. They do have some common sense.
