<p>If you don't like them in one, you can't in the other either. </p>

<p>They use the same items in all these homes. The <u>exact</u> same items.</p>

<p>I don't live in one, but I think they did quite a good job in VOC.</p>

<p>Has anyone actually been to the common areas? They're as nice as any development.</p>

I don't know about quality, but as far as floorplans, standard pacific homes is my favorite. I like a lot of their homes in Talega. However, Laing Luxury has some great floorplans, also
 
Is there something called a reseller's tax? A friend was telling me that if you purchase homes from a certain builder, each time the home is sold and re-sold, there's a certain taxed amount that goes to the original builder.

This post and all the responses are great. I learn a lots! I am not well versed in land development, housing market etc. Considering of all the recent news about lending and mortage problems, I think the housing market is due for a correction. That is the market force. So my question: Is the TIC that powerful such that it can counter the market force? From all responses of this post, I have the impression that lots of you believe that TIC is so powerful that it can drive the market in any direction it wants (at least in Irvine).

<p>I had a Lyon signature home..Most of my neighbours and I had a long list of quality issues after moving in. I believe they don't have the tight quality control process and stardards. Real examples, </p>

<p>a. They don't test the whole house electrical until couple weeks before they are ready to delivery the home. So they have to scramble and cut through dry walls throught out the house to trouble shoot if the ele. wiring is not perfect. This causes a huge mess with carpet, and woodfloor already in place. This is just very amaturish. </p>

<p>b. They don't pay attention to details. This is the master builders job, to make sure they check, double check, and triple check subcontractors' work. For example: they don't check trim pieces for cabinets, bases trims for woodflooring, clean up the paint drips on the flooring. I also had the problem with hot / cold water not coming out at the right facet position, which they can never figure out. They blamed the water recirculation pump, which turned out not to be on the case after I tested it myself. The list goes on and on. </p>

<p>Again those issues are nothing too big, or will cause you too much trouble living there. It is just they are sloppy. </p>

<p>The builders are good at resolving things (they gotta have those surveys on their side). However, I agree with you that it's not how it should be done.</p>

<p>In fact, I have an HVAC appointment today - my third - to resolve an imbalance in cooling my home. </p>
 
<p>I too owned a Lyon Signature home. They are built with many many nice details that make the home feel rich and interesting. </p>

<p>It's true they do rush through the build. I experienced numerous quality issues in all catagories: structure, plumbing, electrical. </p>

<p>I can not say enough good thing about WL warranty service. Always immediate response and great service. I am not sure because I am a re agent.</p>

<p>WL warranty service is very very very good. I think it might depend on who the service rep is??? He is soo good and so nice, he even helps the guys who bought the home from me after the warranty svs has long expired. I have this guy's cell, and just call him and he will show up - and I am not a realtor! </p>

<p>These builders have systems in place to make sure any complaints in the pipeline are resolved.</p>

<p>You don't have to be a VIP - it's the same for everyone.</p>
 
How long is WL warranty for? I don't know anything about the quality of their construction, but they have really good interior decorators who dress up their models very well. :)
 
<p>Well.... it does help quite a bit to be a "VIP." </p>

<p>In my community, JLH went out of their way to change the structural elevation of a home for a "VIP" buyer, yet they wouldn't even entertain my request to have something minor changed because "it's not my home until I close escrow, and if I were to fall out of escrow, the change, even minor, might make it more difficult for them to find another buyer." Yet, again they changed the entire structural exterior of a house for one of their employees - from a Monterey exterior to a Beach Bungalow one. </p>

<p>Hmmm... very interesting turn of events - here we are 3 weeks to close of escrow and that home is listed on the MLS. Seems their "VIP" buyer most likely got laid off or something drastic to cancel escrow at this late stage (I think they worked for JLH mortgage, AKA Countrywide)!</p>
