Unit count of 221.  Matches what Test posted so this is affordable senior housing.  Nice work Mrs. Money.  Kalbi on me in my sparkling new backyard :)

Maybe I can get my nanny a spot over there.

Finally,  I have a shot of living in PP.  Just need to wait a few more years and hid the income. :)

Or get a section 8 voucher, they're required to accept it.

What is going to be built over in the empty land right below the Affordable income community?

I think the proposal on the table is a church of some sort.  But they may move the church to another "district".  If that's the case, not sure what will go there.

Years later, they are still figuring this all out. Man, is TIC running circles around 5P/the city.

If we had newborns or were just starting out, PP/GP would be great.

By the time all this is built out, my kids will be at or near college age - and we'd be on to our next chapter after shouldering the brunt of mello roos "for the next guy."

Well to be fair, I don't work for the city or 5P so I'm sure they know exactly what is going where.  We're just not privy to the info.  Just like floorplans at OH.  Folks are dying to know and complaining that it's not available.  Oh it's available - just not to me and you.

Definitely works out better for new families.. and I think that is who they want to cater to.  If I had older kids.. I probably wouldn't even look to Irvine in general to be honest.

I don't know what this looks like.  I've been told it's senior housing (55+) which is not mutually exclusive to "affordable" housing.  But since this thread has some subtle hints of trolling in it? let's remind everyone what "affordable housing" looks like in Irvine.

These are the "lower income" housing limits" (51%-80% of area median):
For a family of 3, income limit is $69,350.
For a family of 4, income limit is $77,050.
For a family of 5, income limit is $83,250.

Just curious, how do they implement the income limit ? do you have to show them your tax return yearly to prove that you are lower income ?  DO they kick you out if you got promoted and go pass the income limit ?

For my buddy in San Diego.. they just checked him when he bought his house and looked at previous years.  After that.. nothing else.  The kicker is that you can't sell it for market price either for a few decades or something.

Either way.. still need a Christian Church in the area.

Not sure if you would want a church nearby as it can bring traffic (and potential noise) on Sundays and possibly Saturdays (or even weekdays night for large churches that host mid-week services or activities).  There are lots of Christian churches within 5 minutes weekend drive from PP (Saddleback Irvine in Northwood HS for one, along with some chinese/korean churches).

What (where?) is that huge lake at the top of the map?  Is there a sizable lake in Northwood that I don't know about?

That's Syphon Reservoir, but for some reason, it looks so much big in that map.  May be this is why.

Syphon Reservoir Recycled Water Storage Project:
1) Conversion of Syphon Reservoir to a recycled water seasonal storage facility including upgrading the reservoir to contemporary design and safety standards.
2) Capacity augmentation to increase storage capability from its current 500 acre-feet to 5,000 acre-feet.

I wonder how does this project impact Stongate?
