2012 New Home Speculation

NEW -> Contingent Buyer Assistance Program

We will never buy a house that is back to major roads or close to freeways even the house price costs $0, and I think there are few people like us.

I'm one of those people. That's why I wouldn't recommend communities like "old" Westpark, Harvard Square, Oakcreek, Portola, VoC, TF 1 and 2, and even some parts of Quail Hill. The Irvine air quality index is one of the worst in SoCal.

What about "SoWo" south of Woodbury (Cypress Village) and "NoWo" north of Woodbury (Stonegate)? Both are also close to freeways?

SoWo has 850,000 daily car trips on the 5 fwy. That can't be good. The brake dust is really bad during rush hours.

Is it just me or did TIC just lower across the board a whole bunch of PS, never-lived-in-brand new homes for sale on the MLS? I think the biggest price drop I saw was around $30,000.

Not sure what this says for the future of LA, or any of their other developments, but something for your TIC diehards to keep an eye on.

TIC isn't selling anything in PS.  Did you mean SG or SGE?  Got any redfin links?

these seem like the Primrose homes by KB that NOBODY wants. Hideous exterior layout, the KB name, and being in PS has doomed this development.

Yeah I'm not expert on PS, but it's kind of eye opening that these homes are taking $20k to $30k cuts. Maybe the Irvine address isn't enough to overcome living next to a highway, dump, and prison.

TIC sold the crappiest plots to other builders. Indie, don't forget Indian burial sites are in PS too!

Test, It is called honor farm a low security facility with a 6' chainlink fence around the perimeter. It has a very good Yelp rating where the inmates love the accommodation and opted for a long term stay. It is supposedly a place for drug dealers and gang members from Compton and dead beat dads from Newport Beach. Nothing serious. 500 more beds only mean more lucky honorary farm members living the good life Irvine has to offer.

I would rather live there having my throat slashed by Mordick than to grow an extra testicle living on Toxic land.

Indian burial sites... really?  So did TIC build them a casino somewhere in return?  Where is it?  I guess the northern enclave, it has more Indian sounding names..  Land Grant, Arrowhead, Native Trails, Deer Track, and my fav Landbird Shaman.

man.. where did learn to add and subtract... the three you linked up there have price drops of 9-18k... lol... dumbass.

There you go and you found your answer. May be Dances with wolves and Tribal Fire are the only missing street names. May be some Chink appealing street names like Prosperity, Royal Flush, Harmony, Success, Diamond, Scholar, and Wisdom could generate some buyers interest.

Or 8th St... or 88th St.

I would beware of Red Towel Avenue though.

I was looking outside through a window from inside the Primrose model home, when I noticed a crack on the exterior of the next door Primrose home.  Now I know that does not affect the structure of the home, but at least KB should have painted over it.

Landbird Shaman? Is that for real? That is hilarious! It doesn't make much sense (what is a landbird, and how can it be a shaman?), but I love it. I want to live there just for the address alone.

In Unicornland selling a perception of safety is paramount. Numbers, Avenue and Street are found in old downtowns and ghettos. This is why there are no streets, avenues and numbers in Irvine.
