Not everything in life needs to be based on science. Take for instance the elbow for the toilet drain fitting could come loose and foul water would drip on the ceiling drywall resulted in an unsightly brown stain. I certainly would not feel good staring at it or see it when I enter the home or cook. Yes, after fixing it the problem is gone but on the back of my mind I always will look up for future leaks. This compulsive behavior will interfere my concentration and especially if I had to sleep in a downstairs bedroom right below a upper toilet location.



Try to explain science to a quarter of the world's population, FCB, and one of the richest nation planning to buy us.

In a conference call later today, company officials said also that Lyon Home?s Ivy development in Woodbury East has been so successful that they?ve raised the price and discontinued incentives. The Ivy attached townhomes, with prices starting below $400,000, was relaunched last summer after a delay caused by the housing slump.



?Sales actually continue to be good there,? one company official said. The prices for the homes have been increased by $10,000, he said
 
not necessarily science, but when you make a claim you should have some solid reasoning behind it. what you said about a loose pipe is reasonable. what you said here:

I checked them out and am not very impressed, I actually like the Sonoma ones better, they at least have a 5-br plan. I don't understand why people think they can't fit 5 bedrooms into a 2500+sft plan.



I look at these and compare them to other 2500-3000 sft plans and I have to wonder where all the space goes? They don't even have separate living/family rooms.
 
but the have a "nook" in the middle of the great room, surely that is worth (nothing) something!



plus, does each of the secondary bedrooms really need its own bathroom? can't kids share one for bedrooms 2 and 3? who is going to clean all those bathrooms?

the plan 1 may sell well since it may be the only first floor master new home available in irvine.



for families the plan 3 carmel looks ok - i really like for the bedrooms to have their own bathrooms (it keeps things moving along in the morning rush) - the dining room really looks more like a library that a 2800sf home should have. that being said the sonoma plan 3 which is only 200sqft smaller and what looks like may be as much as $100k less is clearly the better home design and value - it lacks a home office but it has the open bonus room at the second floor which really makes that level feel nice. if you don't have a living room then you need another space somewhere in the home for you to escape to or for the kids to watch tv, play video games, etc. a "california room" (loggia/patio) is nice but it doesn't replace such rooms.



i think the nook between the open kitchen and family room is great! i love to watch tv while eating or to be able to keep an eye on the kids while hanging out in the kitchen.

On the Plan 3 Carmel you have the option of a bonus room on the 2nd floor. I suppose you can covert it later into a 5th bedroom. Only problem is there is no access to a bathroom from the hallway. I agree though, it isn't a very efficient design and I'd prefer a plan 3 Sonoma instead and save some $$$.
 
I imagine for any of the models that have California Rooms, buyers would opt for the option of an indoor space... much like many turned tandem garages into extra bedrooms or living spaces.



I think it's just more of a way for TIC to hike the price with minimal construction costs.

You may find this funny, but I did this for Sonoma when the floorplans were first available... I think they are in the high 70s or low 80s. I'll recalculate when I have time, I have your sf guide as a text file shortcut on my desktop.
