Re: Via San Gabriel - The price was dropped way down to bring in offers for a short sale. The New World tract isn't that nice and it's been hammered by foreclosures & short sales, but the prices have been running around $250K - $300K.

ABC - With a price that low on the San Gabriel property, I would doubt a lender would agree to that price.





Ipo - So you're finally being swayed into considering south OC, huh? I'm still having a tough time deciding between AV, Laguna Niguel and a newer part of Mission called Pacific Hills. AV has a good variety of newer properties, but mello roos. LN has no mello roos, but depending on where you are it can be less convenient to the freeway.
 
The crazy thing is that AV property is actually much cheaper because of 5 years of inflation. Knock another 20% off to put it in real 2008 dollars. Yikes. It's like getting it at 2001 prices.

<p>I offered to let my wife quit working for 3-4 years until our boys were in school full-time if we bought a 2400sf place in AV. She hasn't opted for it yet... I found a newer 4/3 that could probably be had for $675Kish.</p>
