Why would anyone in their right mind want to spend $7M in Orchard Hills? With that kind of money, I would buy in Newport Coast.

These shared mailstations are more secure because they lock. Also there is a package locker that locks. I prefer this set up to when I lived in an older section of Irvine where each person had their own mailbox in front of their house and there was repeated mailtheft from unlocked boxes.

It's safer and also less work for the USPS. They don't have to drive around the block. And the package lockers come in two sizes, the big one pretty big. I agree that this setup is better.

I believe it is the new/old regulation. USPS bundles up the mailbox to save on money and fuel.

+ $6,500/yr Mello Roos. Cost of ownership will be high here. Like others have mentioned, for these (expected) prices and carrying cost, Newport looks much more attractive.
yeah but you don’t get the view of all the white Teslas.

LOL the HOA fees are ridiculous. That's more than Shady Canyon. And for the smallest neighborhood in OH...okay.
Does OH have a high concentration of white Teslas?
Just like Trump, Elon, and DOGE... everything including our daily life is becoming less familiar to us.

It is just a luxury image thing. Perhaps it because Panda is a Georgia resident, but only apartment complexes and townhomes have cluster mailboxes here. If a builder tried to pull this off with luxury homes in Johns Creek, they would get executed by the buyers.
Let me give you an example with Lifetime Fitness in Irvine. I have a signature membership in Johns Creek but I was able to get access to Lifetime Fitness at the Irvine location. You feel like you are rich working out there as you are in presence of luxury as you walk in thru those doors. You can see Lambos, Ferraris, and cars I haven't of before parked in the valley parking next to Lifetime. Even inside the gym, everything feels luxurious including the high end lotion and shampoo they have in the lock rooms. I don't get that feel when I walk in to my local Lifetime Fitness in Johns Creek. If I spend $4M on a brand new luxury home, I am going to expect a man guarded gate inside a golf course community and at the minimum also expect my own mail box where I can easily access it without having to get into my car.
