why buy new? why not buy a plot of land and rebuild with your own design? 7M can easily give you that flexibility. Plus, older homes are built better. That price can not get you a decent new home at NPC.

Can FCBs handle the workload of rebuilt?why buy new? why not buy a plot of land and rebuild with your own design? 7M can easily give you that flexibility. Plus, older homes are built better.
Why are we targeting FCBs here? Can FCBs handle the workload of r/ebuilt?
That’s not bad at all…
Trojan. What is your current home insurance premium for 1 year
It isnt too bad for the value of the homes out there. What do you pay for your auto insurance? Do u also see that double?
Hi, Martin, do you think buyers nowadays value big lot more or view lot more? Thanks.
YMMV was asking you if you think buyers value big lots OR view lots more, not big lot/view lot vs. regular lot.Yes they do and that is why the price per SF for larger and/or view lots is a lot higher than regular sized Irvine lots.
FCBs are used to living in high rises, so they would naturally value view lots more than larger lots. They're used to not having any lots at all.I think the value of view lots might be higher than larger lots only because many FCBs don't care about large lots as much (which is why you see the trend of smaller and smaller lots).
View lots, however, will always hold value (as long as you're not on an eroding cliff).
Also, the rarity... you can technically get a large lot anywhere... but you can only get view lots in certain areas.

Well it's a 3-car tandem, but that's not my favorite style anyway.4911 sq feet with a 2 car garage? Make it make sense. Am I the only one thinking that is subpar?
3 car wide garage requires bigger lot width, so that's not going to happen, regardless of how big the home is. At least, this 4911 sf home comes with a 3 car tandem garage. That's the best you're going to get in new Irvine areas.4911 sq feet with a 2 car garage? Make it make sense. Am I the only one thinking that is subpar?
How much would a 4911 sf home ask for? Ravello in the Groves were asking for $4M for homes between 3227 to 3474 sqft. These homes didn't even come with their own mail box.3 car wide garage requires bigger lot width, so that's not going to happen, regardless of how big the home is.
