I think the value of view lots might be higher than larger lots only because many FCBs don't care about large lots as much (which is why you see the trend of smaller and smaller lots).

View lots, however, will always hold value (as long as you're not on an eroding cliff).

Also, the rarity... you can technically get a large lot anywhere... but you can only get view lots in certain areas.

FCBs are used to living in high rises, so they would naturally value view lots more than larger lots. They're used to not having any lots at all.

We value larger lots more than view lots, especially since the premium for larger lots is $100k-$300k while view lot premium is $1.5M. Not worth it. Fortunately, our Cielo home has a large enough lot without premium. 5100+ sf lot is pretty damn great in Irvine. 😛

4911 sq feet with a 2 car garage? Make it make sense. Am I the only one thinking that is subpar?
3 car wide garage requires bigger lot width, so that's not going to happen, regardless of how big the home is. At least, this 4911 sf home comes with a 3 car tandem garage. That's the best you're going to get in new Irvine areas.

How much would a 4911 sf home ask for? Ravello in the Groves were asking for $4M for homes between 3227 to 3474 sqft. These homes didn't even come with their own mail box.
