I have heard the new SFHs of 4k sqft built by TB will be priced at 7m+. That is close to $2k per sqft. I don't think TB set their prices blindly. Those billionaire who lost their homes in the wild fire will be looking for safer places to stay yet not too far from LA. And they will come to OC, Newport, Irvine or LF.
The $7M+ ones will most likely be the view lot homes. There's no way a normal 4k sf home could be priced that high.
 
I visited Ravello at the Groves of Orchard Hills. I would also agree. Looks very dry and brown vs my last visit 7 years ago. It was much more greener and manicured in winters months in the winter of 2017. Even is this builder offered to sell me one of these homes for $1M, I wouldn't buy there. I have photos of the lawns, trees, and homes I took in Irvine in Nov 2017, and it looks very different. Perhaps the changes are very subtle for those who live there, but it the area looked very different for me in my recent visit, more and more like a desert.

If your house burned down in LA, I would not recommend buying in Orchard Hills.

Is developers fire-proofing OH by removing trees, bushes and weeds?
 
The top of the hill TB homes are likely 7mil+. But high risk fire zone and difficult to insure. Will they be selling like hot cakes?
Doesn't matter top of the hill or not, if they're not view lots, they're not selling for $7M+. There's a premium for the top of the hill, for sure, but nowhere near view lot premium.
 
$7m in OH is like buying the same home for $5m in NPC/NPB/Laguna, with schools equal to those in Irvine. Sure, the commute might be 10 minutes longer from those locations, but $2m left in your account tends to paper over any commute issues.
 
Have any of you noticed a subtle weather change in the last 7-8 years in Irvine? Is it unusally dry this year with no rain? I am looking at some Irvine photos I took from 2017 winter and lawn and trees were very green beautifully maintained and looks very different from what I saw in my recent visit. Isn't it unsual for Irvine to be this brown in the winter months? Especially around Portola Springs and around OH.

It just looked like there hasn't been any rain in years.

We were drowning this time last year…weather gonna weather…probably be drowning again next month.👌🏽😂😂😂😂🇺🇸
 
Californiahas had its share of droughts and floods for centuries. Many of the original Spanish Ranchos (1700's) had to be consolidated during droughts that wiped out their cattle herds. The Irvine Ranch was a consolidated unit during a drought of the 1800's and the first thing James Irvine did was build reservoirs to prevent additional droughts. Only the California Aqueduct has made SoCal liveable.

When there were only Native Americans here, salmon could be found in the Trabuco, Santa Ana, and the LA river. Fountain Valley and Artesia are city names based on how much water was already here. The SoCal basin (Burbank to Riverside, to San Diego) could support about 2-3M people comfortably. Now with 30+M people in LA OC and SD, there.just isn't enough water to go around. Rainwater conservation is a joke here as well. California's "browning" is due only to its own stupidity and not some global crisis blamed on tailpipe emissions and cow farts.
