Bought at $100k under list. Sold at $90k over list. Given the "gingerbreading" done to the property (no significant improvements like SF/Solar/yardwork, etc) that probably ran under $200k, Shuyin Investments, LLC did well, netting about $500k or so after every possible expense.

Close of escrow for Cielo is mid July. As for my Bluffs 2 home, I bought it for $1.684M, which was fully upgraded. Don't now how much I can list it at. This one seems like an outlier WTF price. The other two Bluffs 1 homes are still sitting on the market at $2.38M and $2.39M.

I can't close escrow on Bluffs until after Sep 16th because that's when I closed escrow on my Eastvale home two years ago.
 
I don’t know if this qualifies as a WTF price because personally I think everything in Irvine is a WTF price, but I wish HOAs would approve house colors like this one.

Irvine real estate is so crazy right now... I've seen some homes sell for almost double than what they were just 10 years ago... and this is in millions not hundreds of thousands.

I've looked back at previous homes I've owned and sold and the appreciation is ridiculous.

So much pain in Irvine. :)

The SFH in GP , already doubled from 2016.
