Is this house super overpriced?

I'm not sure what the photographer had in mind. I mean, the purpose is sell the house and the photo has sharp focus on the flower vase & sofa cushions with blurred background showing rest of the room (shallow depth of field) ?

As for pic of the fridge, I think people who care of such things want to see things like pantry, bathroom, and closet space. This house as "6.5 baths" but I only see pic for the master bath.

Is this an artistic photo?

And back to your empty fridge pic...yup it's a fridge.

35 of 50 photos are of just the downstairs area. I guess this realtor just got a new phone and wanted to show off what it can do

Who puts a prep kitchen in a two car garage, five bedroom house? What a fucking waste of space, that has to be the absolute dumbest thing anyone could have done with that space.

Oh are you hosting a wedding for 80 people in your 14x12 living room area? I hate prep kitchens in these kinds of houses so much.

There are a number of issues with the kitchen layout.

There is obviously sufficient space to put in more and deeper counter space, and full sized refrigerator. Instead, the cabinets ate a lot of counter space, and the fridge looks like the 24" deep model.

Considering the location of stairway to the side, they could have put in a deeper walk-in pantry, perhaps with some shoe closets facing the hallway.

For most, there's no need for the dual oven or built in microwave, an oven under the range and countertop microwave works just fine.

The kitchen island is too big and takes space needed for dining table.

The walkway next to fridge to front door and stairs to 2F is not needed and takes valuable space (you can just walk around the living room side). Actually that space would be good for a full depth fridge.

The loft on 2F is better configured for home office, considering all the people working from home or hybrid mode these days.

The yard looks like it's setup for low water usage, hopefully it runs drip system. Is the association responsible for the front yard? If not then the owner will have to buy a lot of mulch every year.

I don't think there is a prep kitchen. The listing says "a large island perfect for meal prep or casual dining". I don't even see a pantry. They do have a separate dining table.

There is a prep kitchen. It says so in the description. And it's the picture that zubs posted, the one with cabinets that don't go to the top. Really dumb idea and waste of space, like ThirtySomethingWEquity said.

There's a closet with white door here that can be made into a pantry.

Oh! I thought that pix was the kitchen in the house! Maybe they had an extended two car garage they used for the prep kitchen but it seems weird doing that. You'd always have to open the garage to house door to go in and out to use it. Is that even code? Cooking in an enclosed garage?

I'll bet that closet is a pantry.

Now that I'm looking at this pix it's inconvenient to carry food from the kitchen to the dining area.

There is one Korean American realtor in Irvine i am really impressed with who knows how to market properties like no other. He is a gifted Artist and is very creative in his presentation and marketing homes. I never met the guy, but I consider him the Ryan Serhant of Irvine.

If you want to see how Realtors ought to correctly market a property, follow this Instagram account, as I do.

(PS - Not just because how she looks, but how she presents these homes)
