Well, it is kinda hard to break down the numbers to the specific industries, however finance, insurance, RE sales and leasing, and construction account for 15% of the civilian labor force, whereas only 12% did in 2000.



Now, here is the rub, in 1999 the median household income was $72k, and in 2006 it should be almost 90k, instead it was just over $84k, which means people in Irvine were making less money in real dollar terms.



Another interesting find, is that in 2000 9% were self employed/not incorporated, but in 2006 only 6.7% were self employed/not incorporated. Funny, how the bulls will always cite that the EDD data didn't ask them and all there self-employed friends if they were employed. Maybe they will now, seeing as how there are less to chose from.

Even the census data has both numbers, if you include all households, college students, singles, married couples, families, retirees, then the median is around 84-85K, if you focus just on families then the median jumps to over $100K. Makes sense since families include dual-income households which would drive the median up.

Kinda difficult to count the UCI students as employed, seeing as how most do not work, or if they do they are part time employees, and wouldn't be counted in the employment numbers because they are not full time employees. Irvine's median household income is around $85k, because a household can be a single person, and a family could not only be just two people, but three or four or five people. Even if some of the students were counted for the median income, it wouldn't shift the data by $15k, it might if it were the average, but this is the median income here.



I like how everyone ignores the fact that more than ever are people paying 35% of their income on their mortgage, in real dollars people are making less, and there are less self-employed people in Irvine. But, Irvine is special... right?
 
I don't know if the exact specifics exist for the amount of people in 'real estate' in Irvine. And what do we count in this category?



Real estate agents of course. Mortgage brokers of course. Loan officers - yes. Appraisers? Home Inspectors? Title officers? Escrow officers? Bank/mortgage shop processors? Underwriters? Clerical people? Telemarketers? Marketing companies that survive almost exclusively off mortgage marketing? Printing companies that survive off of real estate marketing? Property management companies? Construction shops? Professional landscaping companies? LOWE's? HOME DEPOT? Any home upgrade/custom fabrication shops? All of the employees and support people for any of the above business types? Most of the above are going to be off-the-books pure 1099 employees - they won't be accurately counted anywhere. Only one thing is certain - Irvine is ground zero for the real estate businesses - we have more people in it up to their necks than anywhere else.



As goes real estate, so goes the TRUE median income (and wealth) of Irvine.
