We live in an apartment with an attached 2 car garage now and cannot imagine being without it. It is so handy when you need to get something from the car or are unloading the car. Also, it helps during raining days. Spoiled by having a garage and washer/dryer in our unit now.

<p>I disagree with this. Garages are nice to protect your car from sun, pollen, dirt, theft, door dings, etc. Plus, it's nice to have the garage to store the extra stuff like holiday decorations, bikes, tools, surf boards, tennis rackets, etc.</p>
 
orchard hills apts have the 2-car garage, and they are extra long, meaning you can park two vehicles (you have to; you can't use it for storage and park two cars in outside spaces) and you still have several feet (maybe 5 to 6 feet) before the door to the unit, so you are able to both park and store stuff. It's true, once you have an attached garage you'll never go back to carports.
 
actually i measured it, it's close to 10 feet from a normal size car to the garage door. So that's about 200 sf for garage storage, plus they come with one stout wooden shelf too. And the garages have individually opening dual doors, not one big door, so there is a 3 feet space between the doors that you could line up some storage shelves too.
 
To get a two car attached garage at IAC places it seems like you have to pay 2400 to 2,500. I agree though, that once you have it, you cant go without it. We thought about moving once our lease is up, but we would rather pay the extra $200-$300 for the garage.
 
<p>I didn't say that you don't need a garage at all. I said you don't need it as much as in other places. When I lived in St. Louis, I had a 3-car garage with enough extra room for a work room. I now have a 1-car garage in Newport. Sure, a 2-car garage here would be better than a 1-car garage. But it is no where near as important as it was in St. Louis. I guess I am odd as I hate storing a bunch of crap in my garage. Fortuantely, my wife is the same. We keep some tools in the garage along with a car. Having a garage full of stuff seems to me like a way to keep your life cluttered as well.</p>

<p>If you will be commuting up north, you might even more want to consider Newport. Getting to take the 73 and avoid the nasty traffic through Irvine can save you 30-50 minutes round-trip a day. It gets bad going through Jamboree and down to Sand Canyon.</p>
 
<p>How do you quantify the value of parking/storage?</p>

<p>For me,</p>

<p>1. Reserved Spot - $50 - necessary for complexes with limited parking</p>

<p>2. Carport - $75 - nice to have a cover</p>

<p>3. 1 Car Detached Garage - $100 - additional storage capacity</p>

<p>4. 1 Car Attached Garage - $150 - ease of proximity</p>

<p>5. 2 Car Attached Garage - $200 - extra space</p>

<p>I would never want to go back and live in a place without guaranteed parking.</p>

<p>My girlfriend, on the other hand, cannot live without a garage.</p>

<p>I think that when we move up, we would need:</p>

<p>1. 2 car attached garage - $200 value</p>

<p>2. inside washer/dryer - $50 value</p>

<p>3. 2bed/2bath (min) - most of the value</p>

<p>4. townhome - no neighbor above or below - ??? value</p>
 
Woodbury Place has rental townhomes, 2/2 + some with lofts, 2 story floorplans, and attached 2 car garage. Other benefits: newer rental club house/pool/gym + access to Woodbury Commons (you get your own key fob) and close walking distance to Woodbury Shopping Center.



Anacapa also has 2/2 ground floor rental apartments, single floor design, attached 2 car garage, and newer club house/pool/gym. The 2 car garage is larger than Woodbury Place especially if you need storage. Plus or minus, but the place is across from Target so you can walk to the Market Place Shopping Center.



Both locations have good access to freeways and toll road but Woodbury Place is probably a better location if you have kids--more parks in walking distance.
 
what's really nice about orchard hills apts is you can walk easily without crossing a major street to the Pavilions and restaurants at the orchard hills shopping center. if we ever move to the orchard hills homes we'll miss the easy walk to get stuff.
