Just because the community is guard gated it does not make it prestigious.  NP was never a prestigious community to begin with.  Shady Canyon, Hidden Canyon, Turtle Rock/Ridge, on the other hand are considered prestigious community in Irvine.
I'll disagree because prior to OH, NP was the only guard gated community back in '08. Maybe prestigious was the wrong choice of words, the fact that it has guard gated entrances, maybe safety translates in a premium?

I'll also disagree that SC, HC are prestigious, more like elitist. =)
Compare to other non guard gated communities back in '08 like Quail Hill and Woodbury, resales in NP does not have any premium over at comparable floor plan in Woodbury, definitely not Quail Hill.  Resales from older communities like Westpark II actually has premium over NP.  What gives?  The only thing that NP has premium over other communities is higher HOA because of their have to pay the guard gated feature.

The gated community I live in you can not enter the gates without a key. Now you can just wait for a car and walk through that way, but the actual gates are locked.

A lot of Westpark doesn't have Mello Roos right?

I don't speak from experience but I think IHS once mentioned that Northpark has the fewest Asians of all the Irvine villages.  So if you like "diversity", then Northpark could be a good choice.

Newest Westpark II is subject to be MR free by 2020 or 2025 I believe.

The gated portion of OH also sits right next to the 261. I've been there and the noise is noticeable (like CV). Not very prestigious at all. OH only has one tiny park and a tinier tot lot compared with other communities. Lastly the view from OH is very limited. Most home just get a nice view of their neighbors bathroom. No grand view except for a limited few.

I dont think NP has anything to worry about with the pseudo prestigious OH that IP is trying to convince everyone on.

I for one don't like visiting people who live in gated communities because of the hassle.

I've also had to do unlock duty (answer the home phone) to let people in to a relative's house and that wasn't fun either. It's probably different now but I wouldn't want to do that during a party (for unmanned gates).

Unfortunately this is what we need to do right now in OH while we wait for the gates to be manned ( who knows when that's going to be). But I guess I'm used to it, just answering the phone and pressing 9. Not much of a hassle to me but some are lazier than others here  ;)

Never had the gates closed when I've gone to OH. Maybe I need to go to another gate to use the phone to get in?

they are closed  at night after the model home sales offices close and workers go home

OH is currently building two additional parks on the Woody Knoll street.  One with a full lap pool and a view Terrace.  There will be four parks total (if you include Settlers)
adjacent to the Village 1.  I like the fact that I can walk to OH shopping center and to OH eventual K-8 school (hoping soon).  They need a good grocery store and I will be very happy.

like a 45 minute walk?  I don't see how you can walk from OH to the shopping center unless you have like 3 hours to spare.

Not all OH.  But from where I bought (La Vita), it's about 0.5 miles to 0.6 miles or easy 10 minute walk to OH Shopping according to Google map.  All the Messina, Saviero, Lavita, Terraza, and Strada (TUSD) folks can easily walk to OH shopping center and to the OH School.  Also, residents from Amelia and Trevia can also easily walk to OH School (about 0.8-1 mile) and OH Shopping Center (1.2 miles) from those neighborhoods.  I always walk to Woodbury Town Center from Stonegate and it is about 1.2 miles so it's half the distance.  I really love walking.  I Can't every imagine buying anywhere where I have to drive to my coffee shop, small eatery, and grocery shopping.

But now you'll be walking back uphill.  It will be a bitch when you're carrying your groceries...

Oops, I forgot there's no grocery store.

LoL.  Come on.  Let's not be so lazy.  0.5 miles slight uphill is like a baby walk to me even with few bags of grocery.  We have family of 3 and with frequent visits, we never have more than few bags to carry.  Elevation is not that steep.  However, 1.2 miles to Trevi/Amelia neighborhoods might be a little hard for a 80 year old though.

Underestimating the rich... They'll walk to OH from their $3m+ view lot home and walk back so they can tell their friends they walked to the market and back.

(But didn't mention they had a helper walk down, but the helper continues to walk to Zion market and back carrying the groceries up the hill to the house)

Rich Chinese don't walk up hill, they get carried up in a sedan chair by a coolie and then stiff him on the tip at the top of the hill.

It's sad how people view these distances as unwalkable.  Many old folks walk these distances on a daily basis, even in cities such as San Francisco with plenty of hills.

I don't think people view it as unwalkable, but rather, why walk it.  Such a big car culture here that we're ingrained to just hop into our cars and go.  Also, a lot of times, people are going to the grocery, errands, coffee from some place other than home.  I think it's great to live near places that are walkable.  I had that luxury when I lived in Woodbury but didn't take advantage of it as much as I should of.

I try to walk much as possible primary for exercise purposes as I am sitting on my butt for 9-10 hours everyday in the office.  I also like the peace, smell of the plants and fresh air while walking and staying away from 4 iPads and Iphones and 3 laptops/desktop at home.
