Apple97 - there has been earlier threads about landfill.  People living in SG and PS never spell the Landfill and has not been an issue.  It's a relatively new landfill with new treatment/technology that limits odor.  Also, winds generally blow from the coast inwards away from the residential area.

The road behind SG actually wraps around away from SG to PS area so it's not located right behind the neighborhood.

SG - Avg. $452.5 / $452.5  (One transaction has no landscaping - flip).

Single Family Housing (Past 6 Months) - WB slightly higher
WB - Avg. $451 / Med. $443
SG - Avg. $437 / Med. $430

Townhomes / Motor Courts (Past 3 Months)
WB - Avg. $387 / Med. $381
SG - Avg. $436 / Med. $429

Weird thing is SG had 0 sold transactions below $400 / sqft. in the past 3 months.

WB going cheaper than SG? that's even more the reason to go with WB!! Even though location is the number 1, 2, and 3 indicator of future resale value, higher price /sqft does not necessary mean better location. Or else the next time we all shop for new homes all we will have to do is check out the price /sqft, pick the highest one, then we'll all be done! How simple would life be? I respect your opinions and you are obviously someone who does his/her homework and research, but in reality Irvine overall isn't developed enough to use price/sqft as the sole indicator to tell how good a location is, any current/future developments can shift the market.  And both WB and SG are pretty much in their infancy; it's just too early to tell. Though I'm confident that the market will eventually correct itself and WB will not only be more sought after, but also more expensive than SG. Only in time we can tell, till then, we can only speculate.

Based on my updated, it's a tie on SFR regarding $ per sqft, but attached products are higher for SG.  Yes. no one knows what the price will be in the future.  I am just simply saying it's similar like orange and apple ; BMW and MBZ.  However, the locations that are more in demand by home buyers will be willing to pay more $ per sqft.  Like Laguna Altura ($500 sqft), Turtle Rock ($600 / sqft), Turtle Ridge ($750 / sqft), Newport Beach ($850+ / sqft), etc - although you get more land in TRs and higher premium homes have expensive upgrades.
 
I was curious and decided to pull past 3 month sold data for Portola Springs.  Below are the findings:

(Past 3 Months) from $600k to $1.25 million

Total Attached/Detached (22 trans) - Average $367/sqft; Median $355/sqft

definitely PS is trading at a discount to CV/WB/SG.  More supplies flooding the market.

I'm probably in the minority on this but I think #1 elem is overrated. Will going or not going there really affect your kids future?  But sure, I get the pull of sending your kids to the best school. Big ass +1.  Why are ppl even talking about elementary school ratings like it means anything?  Maybe bragging right for FCBs?  We're not discussing Harvard vs CSULB (no offense to any Long Beach grads).  Btw, Woodbury Elementary is a year round school so if a Woodbury resident wants their kid to go to a traditional elementary school, they can choose to go to brand spanking new Cypress Village Elementary which by all accounts sounds fantastic with the principal from Canyon View moving over.

That being said, both are fine neighborhoods.  Both are dense with mixed housing.  I prefer Woodbury for the proximity to the town center. 

OP, you should look at NW Pointe also.

Probably partly due to Woodbury Elem being year round and many parents prefer traditional schedule.

I think you're the only person who would put CV above WB or SG locationwise.

Test says closer to highway = better. A lot of buyers in the 900k price range don't mind paying $0.80 to use the 133 which is convenient from Stonegate and PP in particular.

There is closer to the highway (WB compared to SG) and then there is right next to the highway (CV).  Also, CV gets a lot of congestion with the middle school, the highway entrances, and the shopping center (which was way too many lights).

And those lights/congestion don't affect you living in WB or SG?  It just means you have even more lights/congestion to deal with every day just trying to get home or leave home.
 
Well at least like paperboy said, there's the 133 option avail to Stonegate, PP, PS, North Woodbury residents to bypass the jam near CV.  I'll pay $1 to have a good morning commute.

Thank you. I wouldn't lump townhomes and motor courts together. Stonegate has a ton of detached condos while Woodbury has a ton of attached condos.

A 2,600 sq ft attached condo sells for about $800K ($308/sqft) while a 1,900 sq ft detached condo sells for about $800k ($421/sqft) as well.
 
I think Woodbury has better amenities (still like their pool area and gated bball courts) but Stonegate is a bit less dense overall.

Woodbury is closer to central Irvine and also the middle school in CV.

Since you have kids who will be in Elem in a few years, do you have a preference of year round school vs traditional? That's a consideration for Woodbury Elem vs Stonegate Elem.

I don't think you can go wrong with either... so it should come down to cost, floorplan, and micro location.
 
just to keep things in perspective, there are quite a few people who have biased opinion against Stonegate; because they purchased their new built homes elsewhere, like CV, PS, PP, Columbus Square...etc. Relatively, there are less WB owners in Talk Irvine to chime in.

I lived in WB before I bought new in SG. I bought new for the experience and found a good lot. Getting a good lot in resale requires luck and collusion with the buyer agent.
If I am buying resales today, I will certainly go for WB or NWP.
 
What happened to the lottery to get into Stonegate Elementary? 
Even if you buy a house next to the school, you have to put your kids name into a raffle.
Is this still true?

Not from next year.  PS Elementary will be open soon.  Non SG residents with kids in the younger grades will be out.  Higher grades will continue to goto SG and finish their school there.

I wonder if PS Elem will be the next #1 or CV Elem?

 
The many PTA  leaders with Stonegate Elementary will be the PTA leader of PS Elementary School.  It is said that Stonegate PTA is very strong and powerful.  PS PTA will be very very good, and make a great and very positive influences on PS Elementary School.
