Here's the thing, any transaction over $10K will be reported to the Treasury, if not the IRS. If the accepter is not obligated to do it, the bank is. In other words, if the bank cashed / honored a check of $10K or more, then the *bank* has to report that information. Anyone remember Eliot Spitzer?



BTW, who takes personal checks at closing? That I know of most (all?) escrows require cashier's checks or their equivalent.

It's a TIC ploy to upsell to that certain demographic.



They probably have options for 8k flooring upgrade or a $56,888 option package that brings the price to $500,888.
 
Anecdotal evidence, but I know of a few FCB that have bought houses in Irvine using all cash (+800K houses). I don't know how they avoid scrutiny by the IRS as they only report a few tens of thousands of dollars of income in the US every year. Their accountant is one of the most prominent chinese accountant in CA, so I guess there is a way.....

Oh, I'm not saying it can't be done, but it does require a number of people who are willing to subvert the anti-money laundering laws and not follow compliance procedures. There are <a href="http://en.wikipedia.org/wiki/FATF_Blacklist">plenty of off shore places</a> to store the bucks.

Curious about this too.... often times builders give the impression that you only get the special incentives when using their system. I know that includes their finance group, but I never thought to ask about buyer-side commish.



Actually, if you follow this reasoning where the salesman is somehow acting as YOUR buying agent, wouldnt they then owe you a fiduciary duty we well? When I bought my new home, I specifically recall signing a form acknowledging that the salesperson was not my agent/representative.
 
My husband and I were really surprised how AWFUL the IVY "houses" were. They were cramped, lacked originality and every.single.person that was looking at the models were Asian. Not that it should matter, but they were together in droves and packs of about 5-10 each. I didn't feel comfortable buying a home that was going to have about 10 people living in a 3 bedroom house at one given time.



The families we saw were already explaining how the beds were going to be in the living room and garage and how they'd set up kitchens in the garage, too. OY!



I don't know, it's a bit strange living here in Irvine.

When the item is new and price is cheap Asians become the biggest sucker especially at the outlet malls.

She's not joking around. The only white people i saw there were the William Lyons sales people. I could smell and feel the atmosphere of "Asian Invasion" from IHB being there when i walked in to see the models.



Spinderella, perhaps you should go check out Harbor Station and Pasadera in Glenwood (Aliso Viejo). Most of the people I saw shopping there were "Blanco" people.

"Blanco" people live in Floral Park and "Bok" people live in Irvine.

This is the reason why street parking is impacted. There is never enough. The current solution is to lose yard for street parking. If city of Irvine get complaints from the residents then parking standard would increase. By then better kiss the postage stamp lots goodbye and plan on living on a Costco food sample size lot.

Thanks for the other neighborhood suggestions. I currently live in Woodbury (West? South? LOL!) and it's overrun with Asians there, too. We've found that this once sweet and laid back area has been having a lot of problems with rudeness, accidents & break-ins to the private pool & clubhouse facilities.



The Mr. and I have started our own "neighborhood watch" program to get the riffraff. We've been successful for the most part since the Irvine Police have proved to be far from helpful.



I don't mind diversity at all, but I don't think I ever thought things would be so overrun that you start to forget that you're living in California.



Will they be building more at WE over where it used to be "Celedon" which is currently closed and sealed off?

Cal Pac's built Sienna models is abandoned and the rumor is it will be replaced by a product similar to Cobblestone where there will be no paseo and front doors will be off the greasy motorcourt. KB Homes might be one of the executive builders taking over this.



A triplex similar to Ambridge may be in the works.



Many streets are built with utility already in place before the recession but products designed or built were based on obsolete land economic. The idea is to update the products with more footage and consuming less land to satisfy the BagOChip theory. Future products would be shoehorned into existing pads limited by the built streets. Often in such scenario there will be a creativity limitation working with stricter dimensions.
 
Oh, joy. That sounds like it's going to be wonderful!



One other side note about WE "Ivy", when we asked some questions to the sales people -- they were quick to say how these homes were selling like hotcakes. They tried to stress about their "pre-approved" application process that you do from home before coming in to buy one of these homes and how just in the first 1/2 hour they were opened that day, that four units were sold immediately. I asked, "Were they sold to people that all knew each other?" He was dumbfounded. Seriously, this man couldn't believe that I knew that they were clearly purchased by a family that went "all in" on this little investment. They could easily now put doors up between the units connecting walls and be one big happy family, no?



Yet another reason we're seriously considering moving out of this area. Such a shame.

They do that for the hotels with two locked doors along the shared wall.

Since I am mathematically challenged, can you tell me would you be paying more in terms of mello-roos and property taxes to buy a 4-plex of Ivy homes for I'm guessing $1.6 million or one of those big houses <a href="http://www.redfin.com/CA/Irvine/66-Eclipse-92620/home/5958810">like this in Woodbury</a> or one in <a href="http://www.redfin.com/CA/Irvine/114-Retreat-92603/home/5902872">Quail Hill</a>.
