Thank you for the validation of my analysis. Part of my job is to help my clients to select the best location to establish their business. I study the surroundings, demographic, and financial statistic for the best prosperous and smooth business operation. I can't overlook anything even when its a small item. I study location during the day as well as night. My client base is broad that ranges from retails to businesses to home builders.



John Laing homes with Madrone or other text book good looking projects did not consult with me so the design will be riddled with vadalism and criminal activities due to the nature of the indefendable design. Safety is what I do best and people's home should be the safest place for their investment. Sadly none of the design mentioned had met my goal of defensible space planning.

Those of you planning to purchase Madrone PM me because I have found more than 10 fatal flaws in the project.

I do think the area around H&H;will eventually be the "it" location...that's why The Hollywood on Yucca might not be such a bad investment. I think everything around it will eventually be torn down and rebuilt new. Rents are still holding stable in HWD, that helps. NOW, if we could just do something with the 5150's, everyone's life would be easier.



I like these lofts at HWD/Vine <a href="http://www.redfin.com/CA/LOS-ANGELES/1645-N-Vine-St-90028/unit-409/home/12315718">Broadway</a> but they are a <em>tad </em>bit out of my price range. Loc is great, bldg is locked up like Fort Knox. Katsuya on the lower floor, boosted values tremendously.



This one has potential too: Bldg is so-so, but great loc. I almost bought one of these back in '98 for 99,000. To curb prostitution, and john's from driving onto side streets to "do the deed", we put up "No Turn" signs. The only people that can turn off Sunset and into neighborhoods between 11PM and 5AM are residents. Otherwise, you have to drive straight for about a mile. This keeps them out of the neighborhoods and takes away one loc where the lewd conduct would occur.



If anyone does turn, it gives us probable cause to stop the vehicle....<em>and looky what we've found !</em>

I think I need to make some calls, any builder not working with Bk and getting his seal of approval is unacceptable. Well... except for Hearthside Hoomes and their Brightwater project in Huntington Beach, it was doomed to fail since the 70s.

Eh... you read LaLa land and Lansner's blog, so you know this will only get worse. Right? I'm so sorry Troop, some of these housing bulls are so close to 5150 it is scary. I feel for you, and if you ever run across a lost 5150 from the VoC, please let us know the outcome. There are several that I am concerned about.

I love the historic Broadway building at Hollywood and Vine. The original Broadway department store started there. The exterior of the building is an iconic building representing the 1920's Hollywood. The building is a classic renaissance revival employing the use of classic vocabulary that no longer being taught at architecture school for the last 80 years. Every building exceeding 4 stories should have a base, body and top. The base visually anchors the building to the ground while taking up the street slope and grades that are not leveled and horizontal. The upper portion of the base then is dead level and horizontal so the body of the structure full of window openings could be placed along this plumb horizontal line set up by the base. The openings are placed with perfect proportion dictated by mathematical rules and ratio thus lending a composition pleasing to the human eyes. The top of the building is articulated with a different set of vocabulary to celebrate the penthouse level. Another purpose of the top is to have a cap overhang made from a giant crown mounding to allow water to drip freefall rather than streaking down the building face and staining the wall. Interior layout with consideration of the exterior skin compliments both inside and outside.

The Versaille building is a thoughtless office building converted to residential use. Modernism taken to the extreme simplicity without personality and appears cold and uninviting. A grid with all same size windows with no base, body and top lacked the elementary skill of a good architect. This building does not deserve its marketing name.
