Why wasn't Pavilion Park gated?

Would you consider Pavilion Park more if it was gated?

Laguna Altura is 600 units and Lambert Ranch is 169 units.

Orchard Hills is planned to contain 4,310 homes. That's nearly Great Park scale.

Not every neighborhood within OH will have a gate. Some poor families will have to go defenseless in their million dollar condos.

Right. It's going to be a stack of gates on top of each other, similar to the Lower Peters Canyon area of TR or the newer Northwood Tracts. Isolation city.

We've owned in gated communities in TR and elsewhere; it's such a ridiculous concept, especially in Irvine, that simply won't age well over the long run.

You can look at two areas just across the street from OH for "aged" all gated communities: Northpark (NP) and Northwood Pointe (NWP). Their values don't seem to be negatively impacted by gates 10+ and 20+ years from buildout.

I certainly see your point on gates creating a more isolated feel but some buyers desire privacy and preceived security. In GP that may contradict their theme of open access to the park.

It is great we have so many choices in Irvine.
