Minor nit correction, lived in it.

A lot of the stuff I see has to be speculators banking on short term appreciation.  I've seen multi-unit properties switch hands on an annual basis and currently with valuations that are sub-1% COC ROI on current rent/expense numbers published. 

As for move ups, if you've owned for more than a couple years, you can probably refi, take nearly as much out for the next down payment, and then move a tenant in whose rent will cover the PITA. 

You're living in a new 'better' place with a larger down payment on it and have a renter buying your old place for you.
