Who is the owner? - - 31951 Violeta Lane, Coto de Caza, CA 92679

First, I just joined and I wanted to say hello to everyone.

Second, I am very lucky to have found this board. This is a great board, and I was very lucky to find it.

Third, I am a new home buyer looking to move to the OC area (Preferrable Coto De Caza or Newport Coast) very shortly.



Actually, I was interested in purchasing the property at 31951 Violeta Lane, Coto de Caza, CA 92679.

But I read it sold for $19.5 million, while my realtor was on vacation.



Unofficially, I heard it sold for $16,500,000 and was sold to a Canadian "Invetment Banker".

Legal records show the owner is a Canadian "Corporate or Family Trust".



Is there any way that I could find the owner of that property?

Anyone know of any way to location the owner and find some contact information for this property.

Price is record for the gated community.

A home in the Los Ranchos Estates section of Coto de Caza sold for $19.5 million last week.



The 15,000-square-foot home sits on a 9.6-acre lot with views of the Santa Ana Mountains and Coto de Caza.



According to listing information, the custom built two-story home on Violeta Lane in the gated community has 7 bedrooms, 12 bathrooms and a 10-car garage.



The architecture style of the house is Tuscan. The house comes with stables, a tennis court, pool house, wine cellar, theater, billiards room, 2,000-square-foot master bedroom suite, two kitchens and an outdoor kitchen.



The sale was brokered by Ken Bowen of the Bowen team.

?We represented both the buyer and the seller,? Bowen said.

The request just seems odd to me, especially for a newbie. I'm sure there are public records you will eventually be able to search....

I was thinking the same thing. Plus, I wouldn't want my realtor giving out my personal information. The realtor (Bowens) should stay quiet. I'm hoping realtors can't give out this information. Anyone know the policy/law on this topic?
 
Yes, it strikes me as odd too. If one had enough money to buy a $19.5M property, one would have "people" to the background research for them.
 
Actually, I have had people look for me.



Bowen won't say anything. He signed a Confidentiality agreement with the buyer and cannot say anything.



I actually heard from one of the people in the neighboorhood that a Canadian Investment Banker bought the home.



I had a title Compnay check the records, all they can get is the Trust's name.



Also, since it's a new sale, all the records are no't available to companies yet.



And yes, I am new, I just discovered this site today while looking up the Violetta lane home.



You will find me to be a more active member as time goes on. I will actively contribute to this board, and offer (hopefully) good advise to others.
 
If your people wait about two weeks after the closing date, they can go the Hall of Records and not have to wait for the title company to update its records.

Can the buyers remain anonymous on the records if they filed a certain way?
 
Yes and no. Whomever the buyer/owner is will be listed on the deed. If the buyer/owner is not a natural person (e.g., an LLC, corporation, etc.), then you have to do some digging. With any luck, the note or deed of trust will be recorded as well and if there is a personal guaranty or notice provision, then you *might* be able to find out from there. When people have that much money, they likely have all the notices sent to their accountants or family office.

Sure, a typical example being a buyer who, when purchasing the home puts the home under the name of his/her business. (i.e. "realty investments llc"). And that's what would appear on title. I'm fairly certain they can remain completely anonymous, but don't hold me to it.

I find it extremely improbable that a person who is looking to buy a $20million home would: a) Have such trouble writing coherently and b) be reading IHB. That said, if you are for real (and it seems that you might just be, based on the PM you just sent me), then you are an improbable, yet real, new and welcome member of IHB. Most importantly, when you do end up in whatever Coto, Covenant or Newport estate that the rest of us can only dream about, you will definitely need to have an IHB pool party!

I do not know what info realtors may legally give, but title info is available at the County Recorders Office. Most pertinent residential real estate sales info is pubic domain.
 
Vipermann1, you mentioned on the <a href="http://www.irvinehousingblog.com/forums/viewthread/1247/P100/">Ladera Ranch Thread</a> that you were buying a house for just you and your 5-year old daughter. Why would you want a house that big for just the two of you? Those multi-million dollar houses are just huge! Seriously though, I truly believe that all a 5-year old would want is to spend time with their parent(s). Kids don't care about the huge house.

For someone who is looking to buy a +20 million dollar home, why are you talking about trying to save money when you buy your next Lexus?
 
In Fla at least, a trust hold property in the name of a trustee. A trust by

itself is not considered a entity capable to hold title.

Don't know how you guys view it.



A trustee can be anybody. Often they are somebody who has nothing to

do with the "beneficial" (actual) ownership.



A corp and an llc has to have a name listed at the secretary of state's office;

that person doesn't have to have any actual ownership either, in Fla.



Many years ago, you had to own at least one share to be a corp ofcr, but

that went away many decades ago.



You might want to check, if you can, who the tax bills go to, or the water

bill. The tax bills are probably public record; probably not the rest.



I too, await Vip's future posts, to see if he is for real; but I have noticed

that rich people like a deal just like middle class ones, and sometimes they

like a deal even more than poorer ones, who might be too intimidated to

demand a reduction.



That said, that house is wonderful.
 
I do not have any expericence with the ultra-wealthy, who I have heard do not care about price, but my expericences with wealthy folks is that they are just as cost concious as anyone else.
