Where's NIRVINEREALTOR ?

NEW -> Contingent Buyer Assistance Program
The Irvine Police have been really busy these days. We've had police chases the past two weeks in our Turtle Ridge neighborhood - helicopters, dogs and all. I always thought it was foolish for the people to "run" from the police; however, both runners got away. The neighborhood is going downhill

Trooper,

I am OK. Many thanks. In fact many of us realtors are taking advantage of the slow market to do things that we normally did not have time for.

I now have time to go to the gyms, read a book, go to the beach, work on my personal relationship,.... Life is good!

Many of my escrows did not close due to rattled buyers. A few sales listing turned into leases. Oh well, at least I have a hand full of buyers who are qualified and ready to buy when they feel better about the market.

Sad thing that I am seeing more of is family splitting up. Normally, the wife, or the husband, moves into a smaller nearby house such as condos or apartment, renting. This phenomenon is creating a demand for additional housing of smaller units.

Good thing is I have not seen any suspicious sales lately; those that tend to go into early default and subsequenly into foreclosure. Good for future market.

The credit crunch has not had any impact yet on my group of clients. My luck.

Well, I think I can comment for the blog....we're happy to see you back and wish you the best. Hang in there, we'll all be customers eventually !

Glad to see NIR posting and doing well. Family and the little things should not be taken for granted and to see you take advantage to enjoy them is a good thing.

I do not like to hear of the family splits even if they inrease your business or anyone elses for that matter. IIRC the last time this happened was the 90s.

Also glad to hear the credit crunch hasn't affected your buyers. I guess our debate about interest rates is over and you are now right it costs more for jumbo loans. I didn't think it would happen this fast and if I had any idea it would I would have said something.

I thought the reason for you not posting was that you were busting your rear in this market but instead you were chilling at the pool with your family drinking a mojito. I can't blame you though because I would hate for you to waste your time when it could be spent for the more important things.

graphrix,

Many thanks for your kind words. You are correct about family and little things in life; famous people who just passed away such as Hal Fishman and Merv Griffin were missed greatly for their devotion to the public; not the money nor the fame that they created for themselves, making you think what is really important in life.

As far as family splitting ups, I also noticed easy money also gave people idea that they do not need each other for financial support

I truly think the IHB bloggers here are of great quality and fun. I did not mean to not comment much as waste of time. I just do not do well with speculation. As you know there will always something new tomorrow, like Warren Buffet bailing out CW (this one puzzles me a bit). I am just happy that I have access to the MLS to track the shift in the market before the press does.

Have a great day!

NIR - Buffett won't bailout CW just like he didn't bailout KHOV. He seeks value and low risk AAA and CW's has been downgraded to just above junk.

P.S. I miss Hal a lot. I've watched him all my life. He always called it like it was.

This thread makes me lol. You guys are funny!

I don't mean the bummer stuff like divorces and rattled buyers, but the actual jokes. :-)

Bump 'cause I'm curious. I think she's off being a jet setter with rock stars, laying by the pool, and enjoying a cocktail.

We miss you NIR!

Hope the increased sales in your neighborhood were your transactions.
