The median household income on the poll was bit higher than i had expected knowing that Irvine's median household income is $91,000. It seems that the poll's median is somewhere in the $150,000 range. This makes me believe that there is a handful of you guys residing in Coto, Newport Coast, Newport Beach, Villa Park, and Laguna Beach.

How were these categories decided on, what info can you get from knowing that someone lives in Santa Ana OR San Juan Capo, what do the two have in common?

Yeah, and what does La Palma have in common with CM, HB, etc...

Tmare and Stepping up,

I wouldn't read too much into the categories. The main categories i was interested in grouping were: south OC, north OC, out-of-state (like myself), California-nonOC, and then the higher end cities like NPC, NPB, Coto, CDM, or Villa Park. It appears from the small sample that 70% of the people here are from Irvine. Looking at the household income poll, it appears to me that the members of this forum are higher achievers and much more involved in their personal finance, investing, and have ambitious high paying jobs than the normal median demographics of Irvine. I guess I am trying to say is that the people here on the IHB are not your average Irvinite. I had originally thought that the 20% or more people here are from the higher income affluent cities like NPC, NPB, Coto, CDM, or Villa Park to inflate the median household income of $150,000 from a $91,000 median household income of Irvine, but that does not appear to be the case.

Then why didn't you group the cities by geography? Your. groupings are completely nonsensical. BTW Panda, while you've been freezing your butt off, for the last week it's been 75 degrees down here at the coast. And no, you can't see my tax return

Stepping up,

You are not kidding around. It's been -5 degrees here for the past 5 days and Panda is freezing his black butt. I look at the 75 degree Irvine weather on my IPhone and i start to cry. I will pay a 40% premium on an Irvine house any day for that kind of heavenly weather. Heck, I will pay 60% premium.

Why would i be interested in looking at your tax return? I am not a CPA.

I come out to the Chicago area about 6 times per year. When the weather is nice, I think how nice it is there... particularly areas like Deerfield and Oak Brook Terrace. I was out there in early Dec with one of my VP's from New Zealand and he showed up without a coat! It was 7 degrees in the mornings and warmed up to 21! I literally would not let him walk outside...leave him, get the car, and vice versa. In fact, I gave him a thermal for xmas as we have to come back out there next month. However, my partners and customers in Minnesota this week really have my sympathy. It's been between -27 and -32 there!

Not to rub it in, but it was 75 today and I took the dog on an hour and a half hike through our local parks, looking at the pacific ocean through a part of it. You really can't beat this. A lot of Chigacoans that I know have second homes in Florida, but even FL weather sucks when you compare it to So Cal. Weather wise, it doesn't get any better than so cal in the US.

When I first came to SoCal someone told me "You pay for the climate, the property is free" and now I realize he wasn't kidding...

[quote author="skek" date=1232282992]No kidding, stepping_up. It's days like today that make the rest of country hate us. We went to the beach today -- it's the middle of January, for crying out loud.</blockquote>

My family enjoyed a day at Laguna Beach in the middle of winter. The price of housing is just the cost of paradise. ;-)

That's what I was going to say. The survey is just retarded.

Panda, I get what you are saying, but unfortunately, it still doesn't make sense. Example: San Juan Capistrano is South OC, the other cities in that category are mid and North OC. Villa Park is in North OC, the others in that category are in the South. I don't know what map you were looking at but even if you were interested in general areas, they are completely F***ed up in this survey. Tustin belongs nowhere in the group it is in and Fountain Valley with Rancho Santa Margarita, WTF? The data would be interesting if the categories made any sense. Maybe an intro statistics class in would help people develop better questions, you can't determine anything if your questions are wrong from the beginning. I realize that you don't live here and that makes it more difficult but even if you are looking at income, you have some high income cities listed with other much lower income cities so I can't see that you can draw anything from this. Maybe just two categories then, Irvine and other.

Right on, skek...it was HB (@Magnolia) for CK and family today. We were only there for 3 hours and I got a freakin sunburn.

Every time I travel to Chicago for work (which is often), some native invariably says something along the lines of "you can buy a 3000 sf house here for the price of an OC twnhse". Thanks but no thanks, I'd take a townhouse and all the sq ft I get in the great outdoors over being locked inside 6 mths of every year in a 3000 sf house....

I like how Laguna Beach is in a category by itself. (Not grouped anywhere near Laguna Niguel and the "rest" of North OC.) hehe. Sorry, Panda.

CK,

You couldn't of said it any better. Panda agrees. Panda will drink to that.

Tmare,

I am not some OC retard who needs to take a basic Stats 101 class at Irvine Community College. I know the geography and demographics of OC better than i do my own area and I've lived in the burbs of Chicago for more than 25 years, therefore not living in the area is no excuse. I did not use some map or chart to put this poll together and tried to my best of ability to group the categories by 1) income / median home prices 2) by geography ( which is less important to me). Newport Coast/ Newport Beach / Corona Del Mar / Dana Point / Villa Park and Coto / Laguna Beach regions would all have much higher real estate prices and higher household income than Irvine. Aliso Viejo / Mission Viejo / Ladera Ranch / Lake Forest / Foothill Ranch / Tustin are areas that have slightly lower income and median home prices than that of Irvine. Santa Ana / San Juan Capo / Laguna Hills / Garden Grove / La Habra / Stanton / Midway City / Westminister / Buena Park / Brea / Placentia are areas that would have much lower income and median home prices than Irvine. From this poll (though it is a small sample), I am just looking for the big picture trends of how many IHB regulars are from 1) Irvine, 2) live were median home prices and real estate costs are higher than that of Irvine 3) live where median home prices and real estate costs are slightly lower than that of Irvine 4) live where median home prices and real estate costs are much lower than that of Irvine 5) How many people are from outside of OC, but live in California 5) How many people are like me looking outside of California who wants to move to OC one day. From the poll, 83% of the people here on the IHB either live in Irvine, live in areas that have similar income and home prices to that of Irvine, and live in areas where income and home prices are much more than that of Irvine. 63% of the people here are locals who live in Irvine. You can also see that IHB is less popular to the people who live in areas where home prices/income is much lower than that of Irvine and out-of-staters. Do you see how irrelevant it is to me whether a person lives in Huntington Beach rather than Costa Mesa?

Sorry Tmare, I think Panda is acting more snarkier than Graph this morning. The freezing temperature here does weird thngs to the Panda.

I like Panda's investigative qualities. The intelligent people in life seem to be those who are curious. They are the ones who ask questions, gather info, and have a love of learning. The questions make for good topics of conversation here.
