What's going into escrow - Irvine and maybe some Tustin too

NEW -> Contingent Buyer Assistance Program
[quote author="ipoplaya" date=1213849901]Big house in Tustin Ranch closed yesterday for $1.55M. Amazingly, at that price, it was a monster rollback. They paid $775K in March '98...

June continues to be another up month in terms of prices but the sample is still pretty small.

Updated IPO-Shiller

I heard a NAR ad on the radio yesterday touting that on average, the value of a home doubles every ten years. It seemed really high to me, but this is exactly a 10 year double. Coupled with the fact that they are selling it during such a troubled market, it makes you wonder if 6% annually isn't a total exaggeration. ????

Are you talking about the one on Lindsey Ct?

I saw $1.45M in ?04

I think my zillowing got fubared. A 165 CS number seems too long... Lemme check/correct.

[quote author="ipoplaya" date=1213851075]Nope, numbers are right. 2170 Lindsey, not 2185. Sold 6/17 for $1.55M. Previous was 3/13/98 for $775K.

According to your site, you?ve got 2185 Lindsey Ct. closing 6/17 at $1.55M ($388)

2170 is listed as pending.

That has got to be the biggest steaming pile of propaganda.

Everytime I hear that ad, I wonder why the FTC doesn't bring the hammer down on them.

C?mon Ipop,

Say?Unlce already.

Change it on your site and click the thumbs up under my post for pointing it out.

I know you?re afraid too.

What will the rest of the IHB?ers think?

Not like my ego can get any bigger.

Take a stand!

Ipop is starting to self-reference himself in the third person, omniscient tense. Panda, what have you done?

Nice flip-flop.

Saw you made the changes and corrected your site.

Still waiting on the ?thumbs up?,

"Thank you for pointing that out to me, ten!" Post

Coward!

Looks like Graph wasn?t afraid to show me love.

Thanks G-Man!

All I asked was that you click the thanks button Ipop, simple as that.

You remember what happened to the Hollywood producer who refused the Godfather?s request regarding Johnny Fontane.

Yeah, well, I must yield a merci for assist on the Lindsey mix-up. I always confuse Buckingham with Lohan... I figured it out around the same time you caught it and was updating as you were posting. Sorry for the confustion.

Speaking of confusion, 14 Mar Vista somehow went from closed sale to now accepting backup offers. I have no idea how that is possible... Maybe IR2 can shed some light. Maybe the closing at $990K didn't happen after all.

Wow! Looked at IPOPs site and only 6 days on the market for 42 Parkcrest per Redfin. I just saw it on IR2's Wednesday broker preview list for this week. Roula must have made some darn tasty potato salad. What do you think the close will be? My guess is around $975K at $350/sqft.

So I guess Parkcrest offered a better value than 20 Foxcrest. I thought that would go pretty quick too but I guess not yet. Sales are starting to heat up in NorthwoodPointe. I thought we all agreed to agreed to boycott until prices come down more ;-)

[quote author="NewToOC" date=1213942752]Tenmagnet are you looking for validation again? Didn't someone point that out yesterday?

I started off like a lion circling the wounded prey.

Ipop was just being stubborn and refused to go quietly.

Totally agree, my last few posts were borderline needy.

Cringe!

Recovered nicely, check out my comments to 25w100k+ about transforming an ordinary, run of the mill 6-series into a head-turning ride of glory.

Dialed right back in with more life-altering tidbits.

*tear*

You're going to shed another tear Ten... A true trophy house, 35 Malibu, is under contract. A verifable Ten palace, but alas, it probably sold for $1.55M.

I just did a blog post on the sales data from April 2006 and May 2008. Surprisingly the sales data is for SFRs is not down all that much, but condos are down big freakin time. The square footage data is interesting, and sorry but DQ hates 92602 with no data on a square footage basis. I guess they know there are too many nutters like Ipo who include the amount of Kool-Aid in the square footage. I also included some purdy foreclosure pictures. That, and I promoted Matt Padilla's book.
