Irvine_kat- you ever look into low income housing? there are tons of programs. just need to do alot of research. you be surprise to see what you can find and who can qualifed especially in Irvine.
 
jbatzmaru, thank you for your comment. Yes, I did look into one. I am pre-approved with a moderate income mortgage loan with a lender approved by the California Housing Finance Agency. However, the interest rate is high because it is a 100% loan. The last time I asked, Irvine did not have any programs for buyers. Thanks for the reminder, I will check with Irvine again when I'm ready to buy.

<p>Irvine_Kat, spend the next few years checking out different areas of Irvine and their neighborhoods. Figure out what floor plan works for you and your children. Become familiar with selling prices in your favorite neighborhoods, etc. Then in a few years when you are ready to buy, you will feel 100% confident in your decision. No one wants to buy a home and then realize they don't like the neighborhood or the floorplan.</p>

<p>Let Open Houses by your free Saturday afternoon activity. Just don't believe everything the realtors tell you. I've gotten very good at smiling at them while they tell me it's the best time to buy a house. Usually I'm "listening" to them while I'm running through my errand list in my head.</p>
