<p>If you are putting $500k down and are looking for a 2/2.5 as an investment property, how about the Ashton Green community in Turtle Ridge? There are several 2/2.5 units available right now and I'm sure you could use that oversupply situation there to get a good price. It's in close proximity to UCI and rents should be strong there. I haven't done the numbers, but it may be an option if you must buy.</p>
 
ISB - How much time left do you have with the exchange? I am not familiar with Ashton Green. Turtle Ridge is good bet. Stay clear of 3 stories though - harder to rent.
 
Hi Zovall, I've been around Ashton Green. I would love a 500k place there! I think 600k is the neighborhood of pricing around there. Everything is for sale there, it's a total bloodbath. . . Also, it's pure eyecandy, and a literal stone's throw from Newport Coast. I have a great story about what messed up the comps around there too, maybe some of you know it. 600k is the neighborhood right now for the 2/2.5 1181 sqft model. Recently, the baseball commissioners daughter decides that life wouldn't have meaning unless she got one of the end units on Jadestone so, she has Pops Seligman offer 635k to get it. So, as a result everyone there is holding out for a higher price but-- yeah-- can you say "outlier?"
 
<p>ISB, wow that is very interesting! I really had no idea what that sale was about considering one sold for $585k a few months back. </p>

<p>Many of the units have been on sale for a long time and the owners bought in just as prices were going up so they have lots of wiggle room. I think you could pick one up for under $585k now if you find a 'motivated' seller. </p>
