What about commision and % back to buyer in this market?

NEW -> Contingent Buyer Assistance Program
Most Realtors are likable. In fact, I had a friend whose Realtor was her Maid of Honor at her wedding (seriously!). I have had Realtors that I have liked, but upon speaking with them further, realized that they had three brain cells and two were busy fighting with each other. Or with some others, I knew far more than they did. Or I didn't like their negotiating style. If you don't have a good feeling about the Realtor, drop him/her like a hot potato. It's a competitive market, and you should not be paying for his/her future reputation. You are paying for services and knowledge only.

[quote author="awgee" date=1214477644] Keep it simple.

It never ceases to amaze me when I read all the smart ways to leverage, kick back commissions, borrow the down payment, creatively finance, etc. etc. etc. Doesn't it ever occur to anybody that they do not need to be so smart. A little humility and clear thinking can go a long way.</blockquote>

I have been preaching this for a long time. But unfortuantley i'm not in "charge" so being the cheif designer/engineer/analyist doesn't mean I get to make decisions... %-P

oh well.

Hmmm, I actually hit up the 24 by South Coast Plaza but maybe I should consider going to the one at the spectrum to check out all of the talent. haha</blockquote>

You need to join Equinox.

It?s not that far from you off Jamboree and the 73.

Great place to network, lots of SC alums (OC Elite) there to.

The $200/mo. fee shakes out a lot of the riff-raff, un-desirables, and under-achievers like Graph. (Smiley)

After that, we can head over to FJ and test out the CL550 with Brabus mods, wicked!

Great spreadsheet!

Now...getting the agents to negotiate on the commision. How hard is that? What Ive heard from a 'full service'(wtf) realtor that we have contacted is that she doesnt do any discounts b/c she want s to uphold her reputation(ie not be known as a discount broker)...WTF! Hmmm. Lets see here, I found the house, know about the property and the prior mortgages...now she wants 3%. Not sure what to say but my wife really likes her(personally I havent even spoken to her).

Makes me want to do this myself but I lack the experience and know how. First house, remember....

Umm-m-m-m, thanks?

But, IR2 made up the spreadsheet 100% on his own, so he gets all the credit and all the appreciation for using his valuable time, constantly.

And I am not being sarcastic.
