I never saw any truck exiting VOC with truckful of soil. The EIR recommendation IMO was never enforced. The builders may have just scraped and relocated piles from end of the site to another. In the last 2 years I did see 30' high pile of dirt at different quadrants of the site.

Some homeowners do not like oil stain in the garage and driveway so they park on the street. Most store junks in the garage and park their cars outside.

<p>May I ask for your opinion, as I have seen your postings and appreciate your knowledge. With the way the RE market is stagnated. Why is it that I see new communities popping up everywhere in Irvine? First, it's Portola Springs. Which as you know is not sold out. Then down the street about a mile from Portola Springs, they're grazing the land for another community call Stonegate. Another mile down is another new community call East Woodbury. If you go another mile, you can see they're grazing another parcel of land for another community not named yet. This not yet named community is near Jeffrey and the 5 freeway.</p>

<p>I haven't mentioned Orchard Hills, Laguna Crossing, Santiago Trail, etc. And lets not forget all the high rise condos being planned for the Irvine Business District.</p>

<p>Since new homes are not selling. Why are they building more and more. Is the Irvine Co. foreseeing something?</p>

<p>Interesting. If I were a potential buyer, I would investigate this. Somehow it must be documented. I'll bet military personal were pretty nonchalant about what they dumped and where. They just didn't know the consequences back then. I'll bet there are some local old-timers that worked there as youngsters and could tell some interesting stories.</p>

Don't forget, they have plan these developments 5 to 6 years ahead of time. I think a lot of the planning was done when the housing market started to boom. It's not a sign that the IC or the builder have some sort of foresight, just that they're greedy.

<p>Assuming they planned it 5 to 6 yrs ahead. Why can't they stop for the time being. For example, we're in 2007 and it's obvious the RE market is not so great. Why are they grazing land? Are they in some kind of contract that they can't get out? Who knows. </p>
 
The IC has already sold the land to the builders. They don't really care that much.





The builders are trying to sell but can't. This is causing huge problems because the builders have to now discount the land to their actual value on their books. So, for example, a piece of land that a builder bought for $100 is now worth $85 and the builder has to accounted for this in their financial statements. Also, they are responsible for the carrying costs (interest, taxes, etc.)





The builders are caught in an endless spiral downward. They can't afford to hold on to empty lots because they would have no income coming in (no houses sold). Thus, they are trying to build as many houses and sell them cheap but that's causing the property values to fall.





This is all a result of greed. The builders got greedy and believed that the boom will never end. So they kept buying land and plan projects.

<p>The primary reason the builders are still building is because that is their business. If they stopped building and selling, they are no longer a viable, ongoing concern. If you had a restaurant and no one was coming, you would have two choices: keep it open and wait for people to come in (maybe think of new ways to market), or shut it down. Keeping the business but closing the store until the customers show up would not be one of your choices, I would think. It's the same with builders. Their business is to build and sell homes, so they either keep doing that, or go out of business. Pretty simple, really.</p>
 
Those looking at Portola Springs thinking it's less contaminated than VoC, take a look at google map and see how close it is to the land fill just north of it.





VoC can continue to lower their prices because they are not being controlled by any entity other than the market. Developments in Irvine company master planned areas are subject to their pricing guidelines, so developers can not make necessary price adjustments as fast as VoC can.





We live in Woodbury right now and I don't mind as much the commute (working near Jamboree/405). But the number of high density dwellings has brought in a more complicated mix of individual types. Just hang out by the community pool and you'll see what I mean. With some of the people I've seen, sometime I even wonder if my kid are safe at the pool. It's just not as family oriented as some other communities.

<p>1. Columbus Square is centrally located.</p>

<p>2. The homes are new. And the designs are nice. They're not the typical beige stucco you would see all over Irvine.</p>

<p>3. Edinger hardly has any traffic any time of the day. I don't know who posted that CS is by a congested road.</p>

<p>4. The train noise isn't so bad. At least CS is across the street from the tracks - unlike those homes lying adjacent to them.</p>

<p>Cons:</p>

<p>1. It's unfinished. Unlike the other communities, the CS neighborhood is pretty ugly due to all the undeveloped lots. It would look much nicer once all the homes are built.</p>

<p>2. It's on the old military base. Basically, when you look out your windows, all you see is dirt. There's absolutely no view.</p>

<p>3. Daily construction noise.</p>

<p>In my opinion, Woodbury is a better place to live now because it's more fully developed.</p>

<p>But once matured, Columbus Square would be a better choice - location and design.</p>
 
that's true. tustin high is the worst out of their three high schools (with foothill and beckman being the other two). but hey, if your child is pretty smart, he'll shine in such a mediocre school. and elite colleges love accepting exceptional kids from underperforming schools. whereas, if your child is average, he'll appear less competitive at an irvine high school.
