Weird Agreement Contract!! Please Help~~

I am buying brand new attached home. I really don't feel comfortable. So I start writing here...

I found out most of the disclosure statements are protecting the (community) seller only. One of the statement stated, one of my bedroom has to use carpet, no wooden floor, no ceramic tile, no stone etc. (Just carpet!?). I asked the (community) sale agent the reason. She said that is for avoiding the footstep noise to my neighbor. I asked her, 'Is there any insulation between our walls?' She said, 'Yes but that's a California code, Irvine code.' Then I checked it my floor plan. That bedroom is next to my laundry room. I believe my laundry room should be louder than my footstep. So I asked why they still build the laundry room next to my neighbor? Then she didn't say a word and just said, 'I don't know but that's California code, Irvine code.' So she told me sign it first. I don't get it .. why she still asked me to sign it?

Just wonder if you were me, you would just ignore it and still signing that statement?
Is that truth having this code?
Anyone has ever got similar issue on the agreement contract?

Below is my garage.
My bedroom is next to my neighbor balcony and her living room corner.
The laundry room is right next to her living room.
 
I'd bet that's wrong. Force them to clarify and show you the rule if you care about it. Even if you sign, I'm pretty sure it's not enforceable. Just like an employer in Cali might make you sign a non-compete, but has no legal way to enforce it so it's meaningless.

More than anything, it just raises questions about the salesperson. A good salesperson shouldn't make you sign something they can't explain well.

I don't think the builder nor HOA can force a person to choose a certain floor. Unless, they say it's a structural issue. The sound of a person that walks normally on wood floor in their unit is reasonable walking sound. A unreasonable sound is bouncing a basketball throughout your unit. (Just an example)
 
She called and said that she wanted that paper done quickly. Because she wanna sell that house quick something. (that means... if i don't sign it, i will lose that house??) I feel so pushy... and uncomfortable.

I just think if I need to use carpet do it to my bedroom. So my neighbor also not allowed to use hard wood flooring to her living room plus her balcony?

Our HOA (in the bay area) for attached condo required neighbor approval for any flooring changes, due to potential noise issues. Thankfully our neighbors were fine with it, and AFAIK they never heard us. This was a Shea condo, built 1999.

I think it is reasonable to have to consult your neighbors for approval, but I don't think they can outright disallow it.

if you want the house you will need to sign the papers, plain and simple. dont fight a fight you cant win.

I don't want to fight with them. CV is big and I am small. I am not buying a table. I am buying a house that all should be clear and make sense.  :'( :'( :'(
 
Are you getting a good deal on the place? I hope you didn't buy in SG because it's ridiculously over priced, right now.
 
My previous Irvine Pacific condo had a HOA rule which only allowed for carpet except for the kitchen and bathroom areas.  I was contemplated breaking the rule and install wood but had they found out they would have forced me to take it out.  Decided to sell the place instead.
