We actually really like that area..and drove past this home a few weeks ago. Out of the homes we have been looking at it's one of the ones we have kept in our top 5-7 homes we could see ourselves living in as it checks off almost every box on our list. I didn't know that part of Irvine had lower Mello Roos so thank you for letting me know!
Understood! I lived in a condo very near both the Silk Tree address above (same street, even) and the recent 10 Thicket listing in Woodbridge (the neighboring street of Greenbough), and I can tell you both neighborhoods are very pleasant and kid friendly, with the neighborhood around Thicket particularly quiet as well as close to the south lake and a host of other amenities, which may off-set the carport factor a little. I parked in a carport in that neighborhood (granted, this was a long time ago) for many years without any issues.

The Mello Roos for those condos is less than $1k/yr and the HOA is about $100/mo lower than most other attached condos. I believe 1/2 of the Mello Roos expires in the next 5 or so years too.JAM710 said:
