Although the train noise can be heard, it's not disturbing at all. It's much worse to live next to a freeway where the noise is constant. For the most part, VOC is a pretty quiet place.

I used to live a few blocks away from the train tracks in Baltimore. I always have found the sound of a train in the distance rather reassuring, peaceful and soothing.

If anyone has purchased a new home make sure to do your weekly inspections while they are building. I went last saturday while they weren't working and found my master bathroom shower to be leaking, down onto the 2nd floor, soaking the subfloors. I immediately reported it and they had a restoration company come in and fix/dry the problem.

Since then they're dug out the shower and the 2nd floor ceiling to make sure there's no mold.

He said if it leaked until Monday when they continued construction there would have been a lot more damage.

You are not supposed to have to check on the builders while they build your home especially since it is coming from Lennar and not from you. These guys have not much work and they still manage to do a poor job.

Roo,

Deciding not to check because you aren't supposed to need to do so doesn't solve anything.

If you want to buy the place, you are only hurting yourself by not finding out if there are issues and forced them to be resolved.

I remember friends buying in westpark and newer northwood areas and having a 30 year Mello-Roos tax to pay each year. Essentially it is about the same cost as ONE additional house payment per year that makes the new homeowner help pay for infrastructure like schools, lights, roads, greenbelts etc...

The older neighborhoods don't have that tax.

Just out of curiosity, is anyone that is moving to VOC planning on having a satellite dish? I'm going to have a sat dish on my patio (plan 1) but I can't find a cable jack to attach the cable line entering the house.

I tried emailing the sales office and got no response. I hope I don't have to end up drilling a hole or slipping it through my window. Don't new houses take this into consideration nowadays?

There may be HOA restrictions on whether patios are considered common areas.

There almost certainly will not be cable jacks pre-installed for this purpose.

SCHB

I asked them if it were allowable to do this on the patio and the sales lady said yes, aslong as its free standing and not attached to the building or the patio deck fence.

Anyone know of any creative solutions?

Shooby, I've seen these tripod stands around. They solve the problem of not being able to mount the dish to the structure.

I plan on just attaching it to the patio fence with zip ties anyway, I doubt they'll be that strict on it. My problem is getting the cable inside the house. They don't provide jacks on the exterior patio, and drilling a hole in the wall doesn't sound appealing.

i found out that it is own by the association. no biggie.

how much did you put down for a deposit? Is there anyways to get your deposit back if you change your mind and want to back out?

Shooby my old HOA in Westpark had issues with this. Drilling through the outside was not allowed, and they fined residents who did it. Their suggestion was all the porches had outlets on them and to remove the electrical from one of the 2 holes (probably best to have electrician do this) and pass the dish cable through the empty electrical socket. Good Luck.

On a side note, has anyone ever gotten curtains for their house before. I got quoted $1590 for 7 windows (2 windows curtains, rest roman shades), installed. Didn't know fabric was that expensive...
