<p>Residence 4 - $849,990 - 2 remaining</p>
 
$850K for the Residence 4, that's nutz. You can get a similar size SFR at Madison with a 6000-7000 sq ft size lot for similar price. In addition, you get 50% off upgrades up to 50K. What is this builder thinking ? Don't they check out their competition or they live in their model homes and never venture outside ? I'm surprise they can sell any of the Residence 4 at all.

<p>This is an interesting development. I think in all the previous phases the plan 4s always went first. And only a few months ago, they had some very special incentives on plan 2s due to some stubborn inventory.</p>

<p>Also, did they say whether these availability counts of units included the models? I think Lyon sells theirs at the end (whereas Lennar sells them upfront), so there could be more coming.</p>

I was thinking about buying one of the model homes, send an email asking about it. But Mr. sales rep. refused to give me the price via email, asking me to call him instead.....I am puzzled.

Can you please elaborate what you consider to be good or best location on Columbus Grove ? Looking at the map of Columbus Grove, I didn't see much a different from the location of many of the builders. You can get a Madison home or Cantara home for similar prices to Residence 4. Thanks.

<p>Kensington court is right smack center of the developement so there is less noise, it's also in front of association ammenities, it's also adjacent to future school and parks. The address is Irvine.</p>

<p>Madison and Cantara have the Tustin's address. Madison is in worst location of all (back to major streets and closest to the R/R tract).</p>

<p>For resale, the best location ones generally get higher prices and shorter DOMs.</p>
 
But compared to Lantana (literally across the street also in Irvine), the value seems to deminish. Granted, some Lantana lots are backing the industrial area, but lots closer to Kensington Court can be had for not much more.





What's even more puzzing is that both development are by Lyon homes. There has to be some other reason why they are priced the way they are.
 
They are getting desperate. I just got this email.
