William Lyon Financial is sending around an e-mail stating that they still have affordable housing stock left in the moderate income category. That means Camden Place or Clarendon. Guess they couldn't find enough affordable housing qualified people with $150k in the bank or rich relatives!
 
The e-mail I received from William Lyon last week says that they now have resale homes available too. I guess that means some of the people who purchased new homes under the affordable homeownership program want out. It's my understanding that they can only sell to other buyers who meet the same stringent requirements, i.e. relatively low income yet lots of cash available for a down payment.

I also think that massive HOA/taxes/fees (mine were projected at $900/mo) may also be making the original buyers rethink the math.

<p>If you are asking people who have already purchased (most north of $650k on the plan 3s), you are bound to get a biased and knife catch-inducing answer. If something now around $600k seems like a relatively good deal, that is just a mirage.</p>

<p>Conventional wisdom around IHB is that $250 sq/ft is coming for much of Irvine in the coming years.</p>

Prob around $610 at this point...look at the prices at Meriwether....although Clarendon should be a little higher due to the location and the fact that the Clarendon Plan 3's at the end of a row have fairly large, wrap around yard...and are also about 10 ft deeper than the yard in the MODEL Plan 3.



I was under contract to purchase one at $650+...I pulled out right before closing. I'm happy I did now.



For a 2000 SQ FT townhouse, the Clarendon Plan 3's are very spacious and have a great floorplan.
 
yes , it is a nice plan , i like it too ..But , cant we get a single family house in irvine for the price of this plan ..

I' new to Irvine & dont yet know much about the housing here...
 
<p>Most of the ones that had driveways were in the more highly-traveled (noisier) locations, so it is more of an offset and not an actual premium. Just like SFRs along busier streets having more land (usually bigger back yard). It is an enticement to make up for another deficiency, and usually it works.</p>

<p>There were a few Clarendon units that were in good locations with driveways and I heard that they were going to ask a premium for them when released, but I never closed the loop to find out what the final numbers were.</p>

<p>One thing to be careful of is that some HOAs for condos call driveways "approaches" and can make attempts to not allow permanent parking (even of your own vehicles) there. I do not know this to be the case with Clarendon.</p>
