Right now half my back yard is covered in these tiny little weeds. I've spent hours weeding them out already with much more left to do (I am not OK with drenching my yard in herbicide for a variety of reasons). Right now I'd give up the whole yard, and eagerly. :shut:

Don't think of them as weeds, think of it as a xeriscaping your yard.

Irvine Codes dictate the developer in providing park and recreation parcels no less than 1.5 acre to support the number of units being built. TIC are required by law to provide the neighborhood parks. The parks are distributed within each of the smaller enclaves. West Irvine and Oakcreek were created prior to the new codes. Guest parkings used to be counted on driveways but now only be legal when its along curbside. Look at Independence in West Irvine when its all driveways and no street curbs. No one can throw a party and invites more guests than the driveway could hold. We are seeing more parks and no driveways because of Irvine ordinanaces. Developers stripped land and driveway from each lot to satisfy zoning and code enforcement without having to decrease density.

TIC's village is packaged with lifestyle and its marketing is top notch. I agree with TEN. TEN knows this theory well. He buys Godiva chocolates for his preys where the packaging cost more than the ingredients in the fancy box. If you are not into the lifestyle then you should not be paying the HOA for the infamous Jeffrey Open Space Hobo wearing Prada. The last time I heard he was sitting inside a white Lexus.
