They must be building these in the far north west corner since IP already has plans to build Mendocino in the lot next to JOST and San Mateo III.

This is going to be in between Mendocino and Portola.  That section across the street from the School.  I was jogging through the neighborhood and saw the signs for Arcadia.
 
Yeah, been monitoring the progress on these models going up during my daily walks.  Basically going to be between Paragon and Swallows Park on Encore.  Definitely significantly higher in elevation than Mendocino...considering the decent view I have in my master of Irving from Maricopa, some lots will definitely have a view of some sort (that is of course if its not obstructed by your neighbors bedroom window).  Backyards don't seem to be bigger than the standard 10-12 feet.  Very curious that this will be the first outside builder in Stonegate.

So a major distinguishing point will be his and hers master closets?  I hope they have options to get a 5th or 6th bedroom with this much sq footage.  What is a high heat kitchen?  Wok room?  Hoping for some nice entrance/foyer experience.. High ceilings.. prom stairs.. or maybe gasp... a living room?
 
Looking at the floorplan again.. 4 foot setback is for side yard?  Reading docs on irvinequickrecords... seems the 4 ft alternative setback is for the side yard of certain Plan 1's.. whewwww... I thought they were taking my precious rear yard setback.. now I can stretch out my legs :)

Looking at the elevations and sample Plan 1... probably similar to Sonoma in Woodbury but bigger... like San Marino.

There is only so much variation you can do with the 2-car garage, middle entry foyer, downstairs bedroom, Great Room layout.
 
This might have been answered already, too hard to keep up with all the threads and posts...what neighborhood are the frames that just went up that you can see from Irvine Blvd and Jeffrey?

I like the name Arcadia. Rowland Heights, Alhambra, Diamond Bar and Walnut are project names that will send the FCBs into frenzy. Then name the rentals something like El Monte, La Puente or Balwin Park.

No, it's not you. They're boring. It's basically three versions of the same floorplan, downstairs at least.
