After Saratoga and Mendocino, it looks like the next 2 projects from TIC at Stonegate is Cambria and an un-named SFR project.
1. Cambria (tract map 17845).
Last time I checked the exterior of the models are done. It is adjacent to Santa Clara and is the attached version of San Mateo (Los Altos) with alley-way setup. I guess the price will be in 500k's. 8 plan 1's, 44 plan 2's and 44 plan 3's as plan 1 only has 2 BR. 2. Un-named SFR project (tract 17846)
This is the most interesting one. Real 27 SFRs on 7 acre land with minimum lot size 4500 sqft. Real cul-de-sacs and no flag lots. Too bad it is somewhat adjacent to Portola but I can see some nice homes with view to the park (parking lot). Page 9 of the PDF file has the site map. My guess is that TIC will place the more luxury/largest homes closer to the Jeffrey Open Space Trail (think Juliet Balcony homes in Woodbury). Most likely that would be toward the end of the SG development plan, allowing for maximum profit as the RE market recovers and they can charge higher prices.
 
per correspondence from the folks at Maricopa, they are completely sold out now...the last plan 2's have been claimed, but they are still taking interest requests as there is a possibility they may build more...wouldn't surprise me if 12/13 were reconfigured for Maricopa II (starting around $850k in Spring 2013) and 14 was Mendocino II (maybe Fall 2013 release?)
 
Seems like the location of San Mateo III  is better than San Mateo II. Close to Jeffery instead of San Canyon.
 
Would there be a possibility in the future that they may extend the power lines running next to IVC alone Jeffrey Trail to pull it closer to OH?

Nope, not a chance
The area is developed already.  Nobody would let anyone build power line in their backyard.

I already visited the model homes while it is in construction :) it looks like most are duplexes of plan 2 + plan 3; there are a few triplexes with all 3 plans, with plan 1 in the middle.

Jan is about the right time frame as the exterior is done but interior needs some work, and of course the year end holidays...Jan 5 or Jan 12 will be the Grand Opening I think. The Grand Opening freebies I think will be decorated cookies with TIC's logo.

Those TIC freebies are getting worse and worse, they aren't even trying anymore.  >:(  >:D  ???
 
Looking at the latest Stonegate village map, the new park at north of Mendocino doesn't seem to have a swimming pool.  So, there will be only three swimming pools in Stonegate?  That is one less than originally planned.  Shouldn't HOA has to go down accordingly?
 
While the picture indicates there is no pool, from the latest city document that park 5 (bordered by encore and ovation) is going to have a jr. Olympic size pool. I tend to trust city document more.

Found some info regarding to tract vttm 17846.  This is from City of Irvine building permit on January 8, 2013.  Looks like IC increase number of lots from 27 to 36.  There is a map on City of Irvine GIS, online parcel search, which shown updated map with 36 lots.  Sorry, can't figure out how to copy and post it. http://www.cityofirvine.org/cityhall/cd/buildingsafety/gis_mapping/default.asp

Here ya go... so was it an increase or did they expand the area? 

Sherwood + Berkshire + Medallion and Encore intersect...  counts to 36... original map from Motor Court above only shows Sherwood and Berkshire (which totals 27).  I want the super lot on Medallion :)

They must be building these in the far north west corner since IP already has plans to build Mendocino in the lot next to JOST and San Mateo III.
 
I believe Tri-Pointe build Sonoma in Woodbury (almost bought there), some owners are on TI here, remember they said build quality was decent.  Just glad it's not another Irvine Pacific project

I'm glad too, but the exterior looks just like Maricopa.
And for 1m, I expect to see some stonework on the facade.
They're just as greedy as TIC.
But it's good that at least SG is getting 3000 sft homes, not another condo (attached or detached).
The swimming pools are getting crowed with small kids.
