We also bought plan 3 in Tremont. So we are neighbors. We will be closing escrow soon. My sister bought an ironwood house in YL from Toll Bros. I believe you were interested in Ironwood at another thread.

Congrats on the purchase,, The move in date for my house is not until december so we will not be neighbors until then. But i really do love the location.. yes it is close to the freeway, but it will also be so convenient at the same time. I really realy like the ironwood house in yl,, but the location I could not live with. Too far from the freeway and i can see traffic nightmares on the side streets

Its my first post so please go easy. This thread caught my attention as I am considering buying a home in FV, that was built by KB on an old school grounds in 1998. Sound familiar? It is close to the corner of Ellis and Magnolia. The KB comments were interesting as I did not know that they had a lousy rep. I also noticed that there was quite a bit of this thread talking about the Asian community in FV. So, at the risk of sounding racist- I am a Caucasian with my wife and two young daughters. I have three questions:



1- Does anyone have an opinion/knowledge about this area?

2- Any thoughts about buying a $950k home in FV where the average home price is ~$500k? Do you think that there would be many buyers for this type of house in FV?

3- As I mentioned previously- I am a white guy. Will my family feel ostracized at all?

Hey Ray, welcome to the forum and thanks for posting up. We'll try to go easy on you. haha Anyhow, I grew up in Huntington Beach very close to the homes that you are talking about (I knew exactly where they are and can picture them as I speak). Fountain Valley in general a very nice older area with a good central location (close to the beach and to the 405 freeway). The temperature stays very mild in the winter and cooler in the summer than Irvine. The best parts of FV are generally located South of Talbert and West of Brookhurst while the Northwest part of FV by Mile Square Park and North of the 405 can be a little iffy. In terms of the prices, it comes down to the size of the home, upgrades, floorplan, and age of the home. The $950k price range will have the newer homes with the better floorplans. You will not feel ostracized at all.

Welcome. Since you have two little girls, you might want to visit the <a href="http://www.greatschools.net/">Great Schools website</a> and find out more about the schools they would be attending. After you select the school, click on the tab called "School Environment" and the subsection called "Students". This will give you the exact demographics so you can decide if it has the sort of mix you are interested in. It may also be a reflection of the area you're looking to move to and can help you decide how at-home you would feel. I hope this helps!
 
Orange County has a lot of Whites, Hispanics, and Asians. Unless you live in Newport or Santa Ana, you should see a significant amount of diversity in any area. Personally, I think Fountain Valley is an ideal location - good schools, safe neighborhoods, proximity to the beach, and right next to the 405. Although there are alot of Asians in Fountain Valley, I think there's still more Whites so you should be fine. And as for those who think home prices will fall down to the 300K, get over it. I think we are pretty much back to a normal market now. You can get a home for the following prices...



100K - a small, old condo in a bad neighborhood.

200K - an old condo.

300K - a decent sized old condo or a small new condo. a small house in a bad neighborhood.

400K - a nice condo (old or new) or an older house.

500K - an average house.

600K - a newer house.

700K - a new house or a nice house in a good neighborhood

LMAO ... the past 5-6 yrs have really tainted your idea of value. We still have another 10-20% to go.



I know FV and I still see plenty of WTF prices..at least a good 50-100k over real worth.
 
FV has a really good location as everyone has said. There's a Costco there, a Fry's, and some of the best Japanese restaurants in Orange County. Not to mention all the great Vietnamese restaurants in Little Saigon just a hop and a skip away. Close to the beach yet really convenient to the freeway.



It's funny that I was a product of the schools in FV and I never really thought much about them when I was growing up. FVHS didn't have the prettiest campus and we had to play our home football games at HBHS because we didn't have a proper football field. I always envied HBHS and some of the other schools in the district because they had nicer and prettier campuses. The fact that students from other schools would drive over to take classes at FVHS because we offered way more AP courses than the other schools in the district didn't mean anything to me at the time.



FV does have some nice older homes in the higher price ranges on pretty spacious lots.



Noone's going to be ostracized in FV because they're white. Some of the areas in the south of the city closer to HB and the beach have that quaint lily white 70's HB vibe. But there's a lot of Asians in the city overall and the Asian population is only going to grow as more people move upmarket from cheaper areas like GG and Westminster.



Overall, in spite of the fact that FV isn't particularly exciting in any one area, it's a good package and easy to like.

Home prices depend on what people are willing to pay. Right now, people are willing to pay 200-300K for a condo.

We are also willing to pay 400-500K for a house.

And there are those who are willing to pay 600-700K for a nice house.



I don't think prices can get much lower.

I am talking about $600, 700, 800k homes..
 
I looked at the Tremont floorplans, and although they do have 3-car garages... I'm not very impressed. For $1mil... I would think they would be laid out better... are the finishes upgraded at least?

Where are you moving from? Are you and your family used to americanized asians?



For newer homes around this price range, you will usually find asian business owners, doctors, dentists, etc in the neighborhood. The new development on Bushard in FV has this makeup.



If you're looking to make friends to hang out with in the neighborhood then I dont think it'll be the neighborhood for you. Asians in Orange County usually have most of their families here and friends they grow up with. They dont tend to make friends in the neighborhood for this reason. (BK - have you mentioned this point before?)



For what's best for your family? This has nothing to do with you making friends or feeling better about the neighborhood. Do you really want to ask if your home will hold up in value?

Rick has a good point regarding Asians and their white neighbors. If you are looking for a friendly neighborhood then a predominantly Asian one may not be the best fit for you. Asians will not cause trouble in the neighborhood but they will not invite you to their Mah Jong party in their 3 car garage.
 
You guys are great, thanks. We are moving from East Orange near Villa Park. My wife is an elementary teacher in Garden Grove and I work for a software company, so neither of us have any issue/problems at all with Asians, but to your point (and I know that I am stereotyping) I have found them to be super polite, but not overwhelmingly open toward Caucasians. I actually am hoping for a friendly neighborhood, as one of the reasons I am moving is to get a bit more of a community feeling. Our neighborhood is great, but older without a lot of kids for mine to play with. I am hoping that I am not replicating my existing situation.



Its kind of sad, but it really does seem like the trend is toward self direct segregation. All of the white families that I know who are doing well financially, all moved to South County- Mission Viejo, Aliso Viejo, Laguna Niguel. I like it down there, but the commute would be too long for my wife. I also am a bit concerned about the tendency toward rampant materialism. As to the house holding its value, yeah I have a real concern there as well. Candidly, I have that pretty much everywhere still. My hope is that I can raise my kids here for the next 15 years or so, and things will have worked themselves out. I am very conservative financially, so I will not be heavily leveraged.



One (potentially) last question, and once again at the risk of sounding like a racist jerk, but since many of you on this thread have mentioned the "Asian thing", I have heard that Asian folks don't like pools in their yard. Is this accurate?

South HB, below Adams, say, has great neighborhood feelings, so far as I can tell.



but it takes a long time to get up to the freeway in the morning.
