TIC : Rental Increase

NEW -> Contingent Buyer Assistance Program
You Irvine renters just wait. Give it some time, and Irvine will be the next Taiwan and English will be a second language. Irvine will be "Little Taipei" just like Westminster is "Little Saigon".

And with more housing development are rising in Irvine, I am sure more affordable housing will be avaiable too, which in term will bring in low income family to your area...so I guess all "economics" background should mix nicely.

Assuming you are the same Tulip who was asking in another thread if low income housing in Huntington Beach was a good invesment, I suppose we can all come to a pretty easy conclusion on how much value to give your analysis on Irvine's future.

Ironic comeback, tulip --- particularly from someone who just whipped out such a fact based scientific analysis on race and economics as you did above. My assertion on the value of your predictions for Irvine stands.

Hey the OC Post will stop being published and circulated throughout Orange County. Rather, it will merge with the Irvine World News and only be distributed in Irvine. The paper states that is due to the highly desirable demographics of the city of Irvine to advertisers. It's pretty clear to me that Irvine is the fastest growing and most progressive city in the OC. It's centrally located between to major interstates - 5 & 405; has the best school district; and has the most jobs.

But... Huntington will always have the coast - a factor that will always attract the most affluent buyers. Add in the hotels and shopping centers that it is building, it will surely be a dominating tourist attraction.

I'm sorry, I'll have to agree most people here. I like Irvine, my only beef is that was get alot of foreign drivers who are noobs and get into retarded accident. That and driving 40mph on the HIGHWAY. Oh well, i love it here and enjoy it very much

You want to know what Irvine doesn't have? It's history. Ten years ago, its population was only 100K. Now, it's over 200K. So half the people in Irvine are new to Irvine.

Whereas Huntington Beach residents have been around for quite some time. For instance, its high school is over 100 years old.

Irvine is a great city for immigrants. No one knows anyone there anyways. It's a great place to start a new life.

Huntington is better for long-term residents.

If I was White, I would prefer Huntington. If I was Asian, I would prefer Irvine. If I was Hispanic... I wouldn't know.

HS_teacher...

How about a Hispanic/Native American that looks like a Jewish Kid? . I just prefer Irvine because it has somewhat nicer amenities available. And i'm willing to pay for them. Anyways good luck

Nothing like being white in Huntington Beach - you get to hang out with white supremacists and maybe they'll let you join one of their gangs. Yikes!

HS,

You are funny....I think if I were Hispanic, I would prefer Santa Ana. What about Black American? ( I am going to ditch for cover now, since I got lots of heat on my last comments).

I have a Jr. 1 Bedroom in Northpark that has gone from $1305 in 2/05 to $1490 now. It's now almost their retail cost even though we're faithful renters who never cause trouble and always paid on time.

I've complained about the increases every year and they'll lower it a little, but it's still expensive. The increase was "only" 4% this year so I decided not to fight it. In years past 4% was the best I could get them to reduce the increase to.

This will be the last TIC apartment I rent. The facilities are nice and I don't have a problem paying for them (hence $1305 for a tiny 650 sqft place in 2/05), but the increases are insane.

[quote author="Roo" date=1195517444]
I live at Anacapa, renting a Plan G I think, 2 bedrooms/2 baths a little over 1,000 sq. ft. My last lease was for 9 months at $2,020. It is schedule to renew mid-December at $2,035.

That's a 0.75% increase or 1.00% annual increase! Not bad at all!

I think I get a lower rate increase because I've been there for a while now. I started renting in June 2005, so it's 2 and a half year. My rent started at $1,860, so that's a total increase of 9.4% or 3.7% annual wihch seems reasonable to me.

Anyone else living at Anacapa?

I received my renewal notice for December...they are dropping the price to $1,935. It's now a 4% increase in 3.5 years. Ain't bad at all!

I really thought about renting a bigger place, but we might put it off another 6 months...

Hey Roo, thanks for the update.

Can you confirm whether its a Plan G or not? if so, you 60 bucks a month under what they are listing on their website :) Its good to see that the 2 bedrooms are also starting to fall finally.

Heres the links for Plan G and Plan F:

Plan F Floorplan

Plan G Floorplan

looks like the easiest way to tell is if your entry goes into the Living Room (Plan F) or into the Kitchen/Dining Room (Plan G). Or also if your patio entry is from the living room or from the dining room. I am wondering because Plan F is listed at 1960 while Plan G is listed over 2000 so I am trying to see if they are giving you a nice discount under list price or not. Thanks!

HERE is the thread I've been looking for! Check out my post called "Calling IAC Renters". I would like some input if ya got any.
