Did anyone checkout the Short Sale on Tapestry up there? It's listed at 1.1 million, but I don't think they will get that much.

For those who are able to read and comprehend this forum, I agree. However, there are quite a lot of morons on the road.. and they definitely outnumber those who can understand a traffic circle.
 
I think cities use traffic circles because autos using traffic circles do not get into broadside accidents, there is a increase in fender benders, but no chance of broadsides. They are safer.

I read that the newer communities in SoCal like the traffic circles because they are firetruck friendly - much easier to get many big vehicles thru them quickly than a tight turn rinky dink intersection with lights.
 
I prefer roundabouts because they keep the traffic flowing. If there are no cars on the roundabout then you don't need to stop but just need to slow down. But as someone mentioned they can lead to deadlock



I hate stop signs.

Many clients of mine and I like QH because it has best schools in IUSD, which will help maintain your home's resale value. Being a parent myself, I know there are lots of parents are willing to pay a price premium just to get in the best schools within their upper budget. Another good thing about QH is hundred acres of open-space and gateway to Shady Canyon, the most affluent custom-built community in OC. But like any newly built communities in Irvine, you will pay higher Mello Roos taxes.



As far as price trend is concerned, you are right there is limited supply in your price range and the type of residence you want. One listing agent I talked to lately didn't want to lower his seller's asking price, even though most recent comparable sales didn't support that high price ($50k price premium). His seller's listing is the only one type of residence at a specific price range. He said it was supply and demand, it takes only one buyer to take that property off the market. The property has been on the market for 3 months, no price changes. Maybe he is right, maybe he could be wrong, maybe the seller is not motivated to sell now.
 
I've been discussing QH with a friend who's looking at buying. I don't know a ton about the area, but the listings in the $1MM range look compelling:

This one sold in April 2004 for $890,000, which is about $1.03MM today. If you could get it for close to $1.0MM, would you? $1.05MM would be about $362/sf. How much further are houses in this area going to fall on a PSF basis - will they ever actually reach rental parity?

Prices will bottom out below 2003 prices. I would expect QH to go to $250-300/sq. ft. That puts this house in the $750-850k range at the bottom. Anyone else have a guess?

Same here. I don't buy the best school district crap. In fact, had a talk with my second kid and tried to convinced her to go somewhere else.

Does that mean that the bottom for Northwood II, Woodbury, and Portola Springs will be between $200 - $250? Man.... home prices in Irvine are moving down sooooo slow....PANDA YAWNING.... It may perhaps take 5 years to get down to these prices. I mean there is this crazy Villa Rosa homeowner who is asking for 2006 prices for his house. I want to see some MAD toxic loan reset ACTION next year....!



I am telling you West Park Renter... there is a better chance that your kid will get into Harvard attending Aliso Niguel High, over attending University High... Well atleast that is what i am being told from everyone on this forum. :)

That's my guess, but I'm no expert. I've only come to this opinion from reading what others have written here on the IHB.

HOLY COW!! I've never seen so many Asians in one picture in my life? OMG!!!. How could this be?? There is like only two white people.... Alright, now i am scared, I am moving to Aliso Viejo.

Send your kids to UCLA, UCBerk, or UCI and save a lot of money. Undergrad degrees are worth has much as high school diplomas were 20 years ago. It's the grad school that counts. ;)

Unless you want to go to Ibanking and run for president of USA, Ivy league seems to give an edge.
