Isn't it all an upside play?  Hope the elem school opens stat. Hope they take down the hangars. Hope they build the middle/high school. Hope the master plan gets completed.
If it doesn't work...you shouldn't have a ton of downside...most of the downside was already built into the price in theory.  The actual physical location is pretty damn good from a sheer convenience perspective (close to 5 / 405), although the physical location from a closeness to Jamboree and just being on an old base is well not so good.

That said, whenever they finish it out, I'm sure it will be really nice and the schools will be really good. The key is they need to get a lot of homes built..ensure the schools can fill from the new homes and thus they won't need to feed from some of the lower income parts of Tustin.  As long as the bulk of the people come from expensive homes and thus affluent parents, the schools will be very good (its impossible for them not to be).

Agreed. I continually get tempted and mention it to my wife, but then I do my Costco run, get stuck in the district traffic and drive the area and see all the open land (which isn't well maintained) and the hangars and look right at Jamboree road and go, I can't do it.  But damn my wallet loves it...perfect home for my needs at just under $1M. 
 
In greenwood won't the homes backing jamboree actually cover the view of the street itself? Eventually I think most if not all of jamboree will have houses backing to it.  If u are in the northwest quadrant jamboree isn't really an issue practically speaking

Yeah, I think more of it is mental for me and by the time they build the homes and the hangar goes down, I'd go shit, I should have just bought their and reaped the joys of the lower mortgage while mooching the amenities of Irvine (if the schools didn't work out, I can get my kids in Irvine schools no problem...although obvious preference would be for the new schools built to be really good as it would be way more convenient and good for my property value).  All this said, the bigger hurdle would be the Mrs.

Jamboree is so high up...I just wouldn't want to walk out of my front house and look up and see Jamboreee. Noise travels up, correct? So the fact that the road is above you should be an advantage (and you should have a few blocks of houses serving as a sound barrier).  I really am amazed that the difference in price between Jamboree backing lots and non jamboree is only 50K.  I can't even fathom why anyone would buy a lot backing Jamboree when that is the delta. 
 
Well the houses currently being built along jamboree tower over jamboree. Perhaps at some points jamboree may be higher than some homes.
