I know last time I was there they seemed very willing to negotiate on the lot premium but not sure about overall prices.  Anyone know what's the deal with the Penteluma model? 

i think that Petaluma must have a view/lot premium. if you go to the tollbrothers site it says the petulama model starts at 709K

Qwerty you are probably right.  The Penteluma probably includes the 50K-60K lot premium while the Riviera does not and on top of that appears to have been discounted about 30-40K.  For the high 700s I would think Corte Bella in YL would be a way better deal.  Similar size, and much larger lot.
 
Where do I start? Considering my horrible experience with that development and sales team, I would suggest you consider other options in YL. When you really compare apples to apples, you're not getting that great of a deal. Petaluma is the better floorplan. Their prices are very non-negotiable (unless their executives have "seen the light"). . . It took over 7 days to get a offer response and they declined me. Never ever gave me a counter, even a full price counter. Kinda sad really. If you drive around, you'll see zero lot lines. that's kind of a big deal (to me). On some lots, the riveria and brookside look almost connected they are so close. I would be VERY surprised they negotiate more than 5-10k on their lot premium.

One thing I heard is that their deposit isn't really refundable. so PLEASE read and then read again the fine print on your deposit. I heard if you try to back out, they'll hang on to the 20k. Dont' quote me exactly, but do read their contract. The big thing that irked me is their horrendous customer service. Read my post above. It's 100% true (scout's honor). I don't just bash them. I've had negative experiences with Brightwater in HB too! As some know, I'm 5 days from moving into Greenbrier in YL (just down the street). I really enjoyed working with MBK Homes. I'm kinda their unofficial spokesman.  8) But in all honesty, I've been to Corte Bella and Tierra and some of the other developments in the Brea/Placentia/YL area. MBK, in my opinion, stood above the rest for what we needed and wow, i'd like to think I got a heck of a deal. =)

There is better to be had in the YL area. My .02 is to avoid the Preserve and Toll Brother's really poor customer service. For $700k+, you'll want to be confident you're getting a good deal and being treated fairly.

Back on the forums in irvinehousingblog, there was a lady who wrote a scathing report about toll brothers not refunding her money after she didn't buy one of their houses....So I think it's fairly known that they don't refund deposits.
