I thought Garden Patch at the Marketplace is Indian.

There is Wholesome Choice off Culver and Michelson.  It has that delicious food court in there too.  I think it's a mix of Indian and Middle Eastern foods.
 
Most people who live here are professionals with college degrees and or advanced degrees.  Easier to relate to your neighbors.  In other areas, you have a large blue collar work force and it's a completely different environment.

There is a, like, Aria International supermarket next to the Costco on Tustin Ranch Blvd, North of Freeway 5. Well that's in Tustin but it's close to Irvine. They sell those freshly made big pieces of bread with sasame seed, somewhat chewy, pretty good stuff.

Wanted to get rid of my wife. Beat her up, strangled her and left her to died in her trunk. No alimony to pay and I have the kid all to myself. This is much better than getting a costly divorce. The guy she cheated with I threw him off the 5th level of a parking garage too.

You should ask for an invoice as a taxpayer.  With unions and wasteful spending of some administrative staff, very little of that money actually goes to students and teachers.  You'd be shocked.  I know I was.  In any event, Irvine would pick bettering the roads over helping the students any day.

Mello Roos is the payment of infrastructure bonds.  It's other taxes that go to schools.  Yes, a small part of the cost of the infrastructure was used to build the school but that's about it.
 
I find it amusing that you have to pay Mello Roos for all these new houses but to get anywhere quickly you have to use toll roads.

So you're saying even though the descriptions of the 2 mello-roos says it's going toward schools, they are mostly going for infrastructure?

$850,000 for a 2400 sf home at $354/sf. The 3,375 sf lot has zero potential. Future resale is totally based on inflation.

San Marino

$1m for a 2,400 sf home at $416/sf (more expensive than Irvine). 10,000 sf lot at 60% FAR (floor area ratio)
allows for a 3,600 sf add on potential. Total future resale will be 6,000 sf x $416/sf= $2.5m. Cost of construction at $720,000 would net a $1.8 m assuming no inflation.

I would rank San Marino>Pasadena>Arcadia <(same)>Glendale (never been to La Canada) just by the look and feel only.

Those tall and aged trees at San Marino are really awesome, doesn't hurt to have Huntington Library nearby too. It has close to real privacy in those curvy roads with trees hiding the homes, while at the same time just a short drive from shopping and freeways.

To me San Marino/Pasadena is like Newport Beach/Irvine. While San Marino/Pasadena could be more pricey than Irvine, right?

The only hard part is that there are a lot of wealthy investors doing the same thing and are throwing cash around like nothing.
 
Footage is man made from cheap sticks and drywall. If you know how and do it yourself your cost could go down to $30/sf and turn around and sell it for $400/sf. Cost per sf is the most misleading when land is not a part of the evaluation. The buyers who bought in SM have no intention of adding on. Most of the time the place is rented out to 39 pregnant women and their boyfriends/husbands.
