The mood around Irvine co-workers for housing

graphrix: but Watts IS close to Santa Monica according to your map, about the same distance as from Long Beach. Whatever, call me crazy, but it is too close for me. One of the reasons I don't want to live in northern parts of OC is that it is way too close to LA county and all of its "nice" neighborhoods, Watts being just one of them. I went to school in downtown LA and won't ever forget the characters lurking around there day and night. Most students/faculty were only getting about by car, and only some students (I guess for want of an aforethought mostly) were walking home at night...Some people just don't realize that even if they don't have expensive gadgets, jewelry, or money on them, they are still a target, even if it is just for fun or for a gang initiation ceremony...

I believe much of the African-American population that once lived in Compton moved to Lakewood, Downey, Bellflower and Carson.</p>
 
I fail to see what is even nice about Santa Monica, and West LA as a whole. SM is too crowded, no parking --- and every time I am there I see bums panhandling everywhere. Ever walked on 3rd St Promenade after dark? Yeah, I think I'll take Irvine Spectrum... And I shudder to think of what filth lurks in the surf. I lived in Manhattan Beach for a while in my younger years, and while that is much better than SM in my opinion, it also is just a hop and a skip away from the not so nice areas. I'll take the 949 any day over these so-called elite areas of LA County.
 
At all times I avoid entering "The Box of Death." --A phrase my brother and I coined. The original "Box of Death"was the area East of the 110, North of the 405, South of the 10&60, and west of the 710. Lately we've decided to expand the east west direction of the "Box of Death" so that the 405 N is the new western border and the 605 N is the new eastern border.
 
"Box of Death" --- LOL. Ever run parallel to the 110 on Figueroa out of downtown? I've risked it a couple of times to avoid the bottleneck down to the 105. All I can say is "Whoa!".
 
This brings up an interesting point. What would happen to Irvine infrastructure if a substantial portion of its population fails to pay property taxes/MR bonds? Would the police force still be as effective at keeping "undesirables" out? Would schools still rank so well? A lot of the improvements that are seen in Irvine are in some part to the generous budget is has at its disposal.





I would have to say that one thing that is seriously missing from Orange County in general is good food (and I mean GOOD food). You gotta make the trip past the 10 to hit the good places.
 
One thing i have found very interesting is how the riff-raff manage to stay away from places like manhattan beach considering its very close proximity to inglewood, hawthorne, lawndale, etc. I could never figure that out. Even with its close proximity to those places though, i would take manhattan beach over any place in OC.

<p>My mom still has her house in Culver City where I grew up. The Riff-Raff is closing in. She has been mugged like 3 times now. So no more walking to the store for her. Manhattan Beach is nice. But the ocean is a whole lot cleaner here in OC. I can see my feet when we go to Laguna for the beach. You can even snorkle at Moss point in Laguna and see fish. Something about those big power plants and the Hyperion Treatment plant did not make me feel real good about going in the water south of the airport. I just feel safer too behind the "Orange Curtin". The "box of death" comment is very true. For me thats anything north of the 605. </p>

<p>Speaking of riff-raff coming to OC, I was stunned to see our very own black homeless woman in Laguna Niguel (near Vons store on Crown Valley and Alicia intersection). I saw her there at least a dozen times, she has the shopping cart with her stuff, a dog, and crawls back and forth between the little businesses on that plaza. I'm sure it is only the beginning...I also a bum panhandling at the entrance to Wallmart plaza on Alicia, something unseen in several years of me living here.</p>

<p>Or, if you ever there, be sure to see the characters living in the apartment and condo complexes surrounding that Vons plaza...Feels like downtown LA, no less. And that is next to SFRs still going for at least 800K....</p>
 
<p>I'm sorry the Box of Death = CCW to me. I USED to work near El Segundo and working late sometimes was not a good thing.</p>

Just an update from one of the co-workers who I was talking to.



Apparently, the realtor he's dealing with is willing to front some of the downpayment for him, in exchange for him making the payments on the mortgage. If he pulls out early, coworker is responsible for paying back downpayment.



A 450k property where the realtor fronts 100k downpayment and then handcuffs the coworker to pay off the mortgage...



I smell trouble?

Someone just started work here - moved from the Midwest. House is still on the market there and not selling. But, they've already started looking into buying a house here. Judging by the general salary range of the job and the fact that they have no cash from the sale of their previous house (and in fact are carrying a mortgage), I don't see how the numbers can possibly work out.
 
At lunch on Tuesday a guy at my company was saying that his neighbor was served last week. The server came to his house next to the foreclosed property to find out if the homeowner lived there any longer............





When will we have a reality TV show that takes a camera with the servers for foreclosures ?
 
I was thinking that the Bounty Hunter dude might be good...Dwayne "Dog" Chapman. Having him and his mullet serving some of these pseudo-rich real estate poseurs would be full of entertainment value.

Both co-workers bought the places. one took out interest only. not sure what the other guy got, but when i asked him he replied "i'll let my realtor figure it out".



So among ppl my age (25-35) it appears that its a great time to buy.
