The mood around Irvine co-workers for housing

I talked to two co-workers recently, and they all think this is the best time to buy a home.



One is looking for a 300k 1400 sq ft, 3bd, 2 bth condo in Laguna Hills that was built in 1977. Another is looking to buy a 250k 1100 sq ft, 2bd, 1bth condo in Long Beach.



Both are obvious short sales and were under the impression that prices are going up from here on out. I'm not sure where this mindset got instilled. The discount looks great on paper, but I still think paying 250k for a 2 bedroom is a rip-off.

<p>If somebody's buying, it's because they think they are getting value - regardless of the facts.</p>

<p>It helps to remember that value=emotional benfit for giving somebody your money. </p>

<p>If you are dying of thirst, and somebody offers to sell you water, you don't NEED the water because you aren't dead yet. You WANT to avoid death, so you buy the water. The want is an emotional attachment.</p>

<p>The only thing you really need is air. You could argue heat, food and water and maybe a dry place to sleep but you could survive for a while without those things.</p>
 
Have you ever driven down Cherry Ave. to Long Beach. It's not a pretty sight and even $250K is rip-off. Anything past 3rd is kind of scary - and the beach front has a view of an industrial port and some oil wells (those fake islands).
 
Years ago we lived in Long Beach on Studebaker Rd. Across from the golf course. Nice place except for the road and freeway noise. We had some friends that bought a house over off of Cherry by a park. We would go over on a Saturday night and Bar B Que. That neighborhood was so bad they left after a few years of gunfire and drive bys. Always interesting sitting and having a beer and listening to gunfire from your back yard. At least that never happens in Irvine.
 
Regarding Long Beach. I lived on the sand on Ocean Blvd near Alamitos. My view was of the ocean, Catalina Island on a clear day, the marina, the Queen Mary and one of those "islands" you mentioned. IMHO, it was better than looking at the rear windows of your neighbor's house. Sure, you could see the port cranes in the distance, but only if you looked towards San Pedro.
 
I like Long Beach. Used to bike along the bike trail near Ocean Blvd. From Redondo all the way to the Queen Mary. It's a nice city near the water. Just don't head to north LB.
 
<p>Talking of which, I was watching CNN yesterday and they had some Nitwit on that was actually saying that due to all the Foreclosures etc on the market right now it's a great time to buy and maybe flip for a profit in the Summer!!</p>

The market is still clearly in denial with some fear. It will be late this year before people realize the market is bad and it will be bad for quite some time.
 
Long Beach is too close to Watts for my taste. One of the reasons that you don't see many Watts folks down here in Irvine and vicinity is that most of them rely on public transportation or old cars that are falling apart, which means that they only go where they can. Like Long Beach.
 
<p>Compton is has a fast growing population of Salvadorians who is displacing everybody else.</p>

<p>I don't know how to say this without sounding rasist, but I'll try - I have no idea where all the black people who lived in Compton moved to, but they don't live the CPT anymore. Ten years ago, Compton's demographics was 7 black:1 everybody else. Now it's 1:1 for folks from El Salvador to American Black.</p>

<p>If you thought it was volent before, wait till you get a load of it now. Jeez.....</p>
 
<p>Trooper: I used to take Blue Line from LA to Long Beach, and it passes Watts and then Compton before it gets to Long Beach... I don't mean to say they share a common border, but it is relatively close. I'm no expert in those areas, never lived there, but it is so much easier for someone from Watts to get to Long Beach (blue line, for instance) then to Irvine. Hey, I have a question for you: is it true that there are areas in Watts & Compton that even cops don't dare to go and they just shoot white people on sight? </p>

<p>No vaseline: a lot of blacks (mostly those who are family-oriented) moved to Riverside. Talking about Compton, it reminded me about a quiet Chinese couple who had a coffee stand at my school, would-not-hurt-a-fly type of people. I was stunned to learn that prior to coming there, they owned a grocery store in Compton for 18 years... I have no idea how they survived...</p>

<p>That's a ridiculous statement. White people are some of the crack slingers best customers !</p>

<p>Cops go everywhere in Watts. We may roll 4 deep, but we go.</p>
 
I bet you cops don't hind behind trees in Watts and Compton to issue rolling over stop sign tickets. not worthwhile to get shot at for stop sign rolling?
 
Have you seen what people drive in Watts !?!? Definitely lots of rides that are way nicer than mine ... for





The LBC has its own riff-raff.





Also, for kicks check out real estate in Watts and Compton - not all beat down car/public transportation kind of housing.

Oh... and saying Watts is near LBC, is like saying Santa Monica is near Watts.

I have been through Watts, and you will know you are there, not just by the watts towers, but you will know by the fact, that you do not want to be there. Troop, please forgive me... But, the freeway on ramp was closed on our way back from LACMA and night out, so we somehow ended up in Watts. I can't recall the street name, but it was a 35 zone, and like the other people who didn't belong there, we were driving at least 65 at all times. I think I even saw a few LAPD going the opposite way, but they probably saw who we were, and knew that we were trying to find a freeway. This is pre-bimmer days too. The 91 freeway never looked so good, as it did then.
 
I lived in Downey/Bellflower in the mid-70's. And thinking back on it now. I don't know how the Downey PD did it but they kept the bad elements out exceptionally well.



As a child, I walked to school and back. During the summer months, I would go to the boarded up houses to pick fruits. I went trick or treating. Everything that little kids do and I had no harms come to me. You're thinking, "So what? what's the big deal?" Well, looking up my old address. It's about 2 blocks from the border of Compton. So thanks to all those officers back in the 70's.
