The thing about Irvine, is they will close older schools and open brand spanking new ones. LF will just let schools be overcrowded and delay opening new ones.

Irvine has entire new areas. LF has pockets of homes.

Irvine Co markets the city and homes IN China. They have an entire area that people can live in so they know what it's like to live here before they come.

Irvine Co will run out of land but they will continue to be landlords of retail and residential rentals. They will NEVER go away and never stop keeping up the area. They would rather have a store sit vacant, cover up the windows than rent it for a low price.

Irvine is one of the most financially stable cities in the entire country. They have something like $4100 PER PERSON in cash in the bank. LOTS of other cities have as much or more in debt per person.

There is way more to Irvine than just being Irvine.

 
Lake Forest is a junior Irvine. Wherever Irvine goes, which is always up (or at least not down), Lake Forest follows--a little bit behind but not that far. Throw in Toll Brothers and something good is guaranteed. It's really quite simple.

100% Agree with you and Toll has a good track record of selling homes without models, I can't recall any other builder doing that.  Toll is considered to be one of the best builder by most buyers.

That is really the main reason that Irvine can close older schools and build new ones while Lake Forest just lets schools stay overcrowded. The main use of MR is for schools and facilities like police and fire stations.

As I got older, I remember someone saying they were going to buy in El Toro and everyone at work said EWE! WHY? And they said that is all they could afford. We drove there and said, never would we buy in El Toro.

My two sisters later lived in LF and FR. The foothill ranch sister would say well that is Lake Forest for you. I don't know why (sister) EVER decided to move THERE! They had to change their name it got such a bad rep.

So........ if you're talking newer areas, then ok, but the town certainly doesn't have the reputation Irvine has and it will make a difference when you try to sell in a buyers market.

Btw, if you are buying a resale, you can buy in Northwood Pointe and there is no mello......... gone, poof, paid off. Northwood High.

I dont like to get into the race talk.  Just from personal experience,  the In n Out on Portola/Alton has different crowd. I always see at least one redneck hanging out giving me strange looks (wtf u r doing here) every time I dine in. I only order to go now 😀.
 
Living in Irvine is not just about ROI. You can get great ROI anywhere now to be honest. Irvine has advantage of its good location. Easy excess to main freeways, malls, plazas, and essential things you need is what this city offers better than other OC areas. At the same time it has clean, safe, organized designs masterfully planed environment instead of having some homes here and there randomly. Parks and playgrounds for kids are superior compare to other cities as well. There are almost too many choices.

Now while Irvine has a better advantage of its location, I don?t like its location at the same time. It?s very hot and dry. Newer homes are even worse. But so are other OC cities. Unless you live near the coast, most OC areas are having very desert-like weathers all throughout the year which some people might like, but I personally don?t.

So then why not just live in Newport? Besides it being too expensive, not everyone loves living in a city with mostly 65+ years old elders. It?s a great retirement community. ;D

It's nice to have new facilities, but does it really have that much of an impact on the quality of education overall? I mean, do you need up to date facilities to learn english, math, social studies, science, etc? I personally don't think so. Quality of teachers is where the focus should be here.

My alma mater (USC) loves to ask for donations from me every so often and I refuse. They use the $$ on useless buildings instead of improving other things. Not to mention how many scandals has already happened with them.
 
Plenty of examples of how renaming has been done to destigmatize common slurs.  Most likely that Garbage Patch = Garbage Grove = Garden Grove. One may remember Leisure World was "Seizure World" now Laguna Woods. South Central LA is now Central Los Angeles.
 
My old high school is so old that everything literally was crumbling and falling apart when I attended it decades ago. But in terms of state ranking,  Ivy League acceptance rate, every academic metric (at that time and still true today), it blows away any high school in Orange County, including Irvine, by a mile. So yes new facilities are not necessary. It is more like a causation (affluent families that care about education, prefer new, buying new builds with new schools) than a correlation.

Agreed regarding thoughts on Newport.  Recent pricing in Irvine (especially with MR) has reached a monetary threshold where value is best justified if your children/family are actively taking full advantage of the school system (where a lot of MR funds are diverted to).  However, ROI on coastal areas like Newport will exceed the ROI in Irvine given the location / limited supply.

If I'm spending $2 million+, might as well be in Newport Coast.

It's obvious that LF is not Irvine, but given that it's only an earshot away from Irvine, LF shares many of the benefits (eg, safety, restaurants, shops, parks, etc) while maintaining a reasonable cost of entry.
