That's Lake Forest in a nutshell: a lot of commercial buildings. However, the city appears to be heading in the right direction as new residential developments are sprouting with plenty of beautiful parks and green spaces.  Many residents in Baker Ranch seem happy; so far, so good.  The proximity to In-N-Out and Chic-Fil-A are pretty clutch IMO.  Being on the border of Irvine should not be overlooked too.

As for The Meadows, I'm sure that Toll Brothers will do an amazing job.  They usually impress and deliver once their products are finished.

Yeah, it's true about the remaining land in Lake Forest, unfortunately. We looked at Serrano Summit and almost bought Soria 3 before we visited Bluffs. My wife pretty much fell in love with the view at Portola Springs. We used to have a townhouse on a hill in San Jose. Bluffs and Highland homes are just like that.

We drove through Baker Ranch and it was a very nice neighborhood, so I'm sure that The Meadows would look the same once you're inside the community. But we both still just love Portola Springs too much. Now we just sit tight and hope to get a Bluffs/Highland home. If not, I believe there are still 500+ future IP homes and 200+ from another builder. Not sure if these 700+ homes include CalPac. If not, there are additional homes to choose from. But we're only interested in CalPac Sierra 2X, though. The other ones are too small. Sierra 3 is large enough, but floor plan isn't as good.

Phase 2 release was yesterday.

Magnolia and Evergreen are sold out.  Redwoods probably still has 1 in the work. Some of the prices seem to have been updated, but some weren't.

They're both sold out immediately, so can't tell which one is more popular, but I agree with Martin that Evergreen is better value.
 
I see that TB has increased the prices on both Magnolia and evergreen. Magnolia now has higher prices per sqft than Evergreen. I remember Magnolia used to have the lowest price per sqft in the community.
 
I got an email from Redwoods lady about a new release next week. I'm interested in seeing how much each community increases by.

I don't think that's right. I've been keeping track of both communities since the initial release and Evergreens always had the lowest $/sq. ft. It's usually going to be the case that the lower square footage homes will be more expensive from a $/sq. ft. metric.

Phase 1 Viridian was $1,529,155 @ 3,111 sq. ft. = $491.53 per sq. ft.
Phase 1 Rosewood was $1,667,273 @ 3,514 sq. ft. = $474.47 per sq. ft.
 
For the Oaks, it looks like every phase is going up by around $20k.  Started at 1.34, then it went to 1.36, and now it?s at 1.38 for Scarlett model.  Supposedly there?s 10 phases, that would be pretty sweet if it goes up by $200k when all phases are built out

Does anyone know what TB is going to build on the vacant land there? Seems to be too big to be landscaping area.

I think it was suppose to be an elementary school. Not sure if that changed

The previous price increases seem to be more than 1-1.5% per phase. According to Asumis, Phase 1 Viridian was $1,529,155, The current price (Phase 3) is $1,628,426. That is 3.2% increase per phase.
